No additional charges from trades. Must be a very small house for only $3000 difference... The only trades that are affected by the frame are "carpenters", electricians and plumbers... Carpenters tend to be fine with it... It goes up a little quicker... Electricians don't particularly like it because of the service holes, and the sharp edges... They definetly take longer to fit out a house, and hence a cost increase... Plumbers are the same... Service holes, with special grommets, and the sharp edges mean they have to be careful with the pvc piping... I can only say my source is very well qualified. I checked trades as I said I would in another thread and he says - no issues. What more can say? Cracking walls, walls that didn't stay true, uneven ceilings (you could see the nails through the plaster ) Cracking walls are an indication the plaster wasn't installed properly to start with... And especially if the nails could be seen in the ceilings.... The nails were punched too deep, and hence loose their hold properties... As for wall not being true, I'd suggest the frame was cheap, poor quality... And you will never get away from troubles with a cheap frame... I'd love to go with steel frame, but when you are looking at $80k, compared to $25k for the frame alone... Guess which way I'm heading!!! Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Thought the first quote of over $100k for the steel might have been a bit big! Remembering this doesn't include installation... Steel has seen massive price increases in the last 18 months... Yup, your probably right...we built with AV Jennings and overall they did a cr*p job. Guess which way I'm heading!!! lol, the other plan we considered from another quality builder (probably a tad better) had a timber frame, same size roughly, similar floorplan, similar inclusions, but it was way way more expensive than the steel frame home....go figure? lol a $65k difference.
