Maybe one that's 800mm deep up in the 1.7m deep yard, will give around 900mm to get past it, still leaving the more valuable yard open. If the 6.1m long alfresco is also important, then it's not just the scullery you're giving the backyard up for, you're getting the scullery as well as the bigger alfresco. Bear in mind you can also extend the alfresco paving up to the fenceline on the other side, which will make it feel bigger, even if it's not all roofed. Re: Scullery or having bigger backyard? I think you need to look at some other plans and really think about what rooms you need/will use them for and what furniture will go in them. Do you really need 4 bedrooms plus study, theatre and games in addition to the dining and living? Is there something you could cut to get more space? Do you really need a shed in the backyard? Can you expand the garage slightly to give you a wall of storage instead? If it were me I'd get rid of the study or games...but depends on whether you have lots of kids and whether you need an office for work. I wouldn't do the semi ensuite either after living with one. Can create some awkward moments lol Might not be an option but I would definitely look at other plans and have solar orientation in mind as neither of these plans tick all your boxes.
