I have 294m2 land and the house will be 150m2 approx, with 5.9mx10.5 of backyard, possibly an extra 1m as just found out I can build the house closer at the front. My kitchen is pretty small, but I don't mind. How much time do you really want to spend in a kitchen right? Re: Scullery or having bigger backyard? Have you considered going s double storey? Like to build double storey, but definitely out of budget...even If we can build one, it won't be anything with nice spec. Which one worth more 9May 06, 2015 1:04 am I think you will have space constraints from a coverage perspective as design rules usually only allow upto a certain level of coverage. You could put a fence around the front and capture the front space to utilise it more then have the small back yard for clothes line and shed as suggested. Re: Scullery or having bigger backyard? Which one worth more 10May 06, 2015 11:45 am Hi AussieMark, we have open Alfresco of 20m2, so that didn't count toward site coverage, hence the bigger size house. I just wanna put artificial lawn in the front, can't be bothered anymore like the last two houses to water & care for the lawn all the time. Maybe aloenyx, but in these days of open plan which is usually a combo of the kitchen, dining and living room, it is the main focus of the house. And for those like me who either love cooking or entertain a lot then the first thing that a prospective buyer would look at would be the kitchen and how well appointed it is or how well it was designed. I personally would not be happy with the lack of storage in the kitchen without the scullery. But I also would not be happy with the small backyard if there was a scullery. That way you get the 3m yard behind alfresco and bed 4, but bed 3 still extends back to make room for the scullery. Basically take your small backyard plan, and slide Bed 4 down by 1.3m. I'd actually go a bit further, and shrink the games to 3.6m, and shrink alfresco/dining a bit more, and you'd get the yard up to around 3.5m, which is starting to get worthwhile. For a sense of a useable yard, it doesn't need to be long. Half the width of the block is ok, but you want to get as much in the other direction as possible. Re: Scullery or having bigger backyard? But then we had a big alfresco from previous house, so not sure missus willing to sacrifice that, as we do most of our entertaining stuff on the alfresco. Maybe one that's 800mm deep up in the 1.7m deep yard, will give around 900mm to get past it, still leaving the more valuable yard open. If the 6.1m long alfresco is also important, then it's not just the scullery you're giving the backyard up for, you're getting the scullery as well as the bigger alfresco. Bear in mind you can also extend the alfresco paving up to the fenceline on the other side, which will make it feel bigger, even if it's not all roofed. Re: Scullery or having bigger backyard? Which one worth more 20May 07, 2015 12:49 am For such a big house with so many rooms the kitchen is too small for me. I think you need to look at some other plans and really think about what rooms you need/will use them for and what furniture will go in them. Do you really need 4 bedrooms plus study, theatre and games in addition to the dining and living? Is there something you could cut to get more space? Do you really need a shed in the backyard? Can you expand the garage slightly to give you a wall of storage instead? If it were me I'd get rid of the study or games...but depends on whether you have lots of kids and whether you need an office for work. I wouldn't do the semi ensuite either after living with one. Can create some awkward moments lol Might not be an option but I would definitely look at other plans and have solar orientation in mind as neither of these plans tick all your boxes.
