There have been some great points and suggestions which I will be getting on to. Right now though I am trying to work my way through the 7.5m above natural ground design overlay for council planning and due to the 6.51m of fall between the front left corner and the rear right it means that there is a significant portion of the building above this level towards the rear right. Has anyone got any thoughts on any out of the box thoughts to get back closer to this level apart from reducing the internal ceiling height or excavating further? Open to all suggestions. Even considering raked ceilings etc. The current ceiling heights are 2.7m The plans at the beginning of this topic show sectional perspectives with the 7.5m line included as well as one of the 3D elevation perspectives showing the 7.5m line across the whole site in red. You could swap bed 4 and retreat, to get further away from the troublesome eastern edge. Perhaps you could build more out over the garage? Some additional thoughts (beyond what has been said already): What about a wet bar for the Home Theatre? Or somehow having the kitchenette closer? You will likely want sound insulation in the home theatre (assume you already have thought of this but just in case you haven't) and what about a cofferred ceiling with dimmable lighting? Your entry way looks really wide but when the stairs are added in makes it feel less impressive. Maybe it's all relative, but could you steal some space from elsewhere (powder room area etc). Agree with others about extra bathrooms and windows for bathrooms (also a bug bear of mine when looking at houses). And... do you think maybe there are too many living areas? It seems as if there are way too many? (Unless you can think of uses for all of them of course!) Looks like a super amazing build. I won't ask about the panic/safe room Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days?
