Browse Forums Building A New House 1 Dec 13, 2009 1:25 pm We found our dream block of land on the 6th of June this year - it was perfect for us - 905sqm, slightly built up from the road, but the building area was almost completey level, quiet little street (3 houses in total), in the suburb we wanted for the price we were happy with. We paid the deposit that week and it FINALLY settled on Friday!! It took 6 months but it's a done deal at last! The block is in a new estate in Newcastle (Hidden Waters at Fletcher) and the developer of the estate has caused delay after delay ever since. The roads weren't completed and the land wasn't registered when we paid the deposit, but we were told then that the roads and landscaping would be finished in 4 - 6 weeks and should be registered by August. Didn't happen quite according to plan though and the roads weren't finished until about September and the land wasn't registered until mid November. However, by then, the developer had dumped a dirt mountain on our block from where they had cleared other blocks so we couldn't settle until that was removed (incidentally, most of the dirt is still there, but we have written confirmation that it will be removed by the developer at their cost early in the New Year). So after all that, we are finally able to start making a move on this! We have picked the Coral Hamilton 252, only change we are making is converting the study to a workshop for all of my husbands gear and we have already got the tender, just waiting on the contract! Finger's crossed we will be in the new place before Christmas next year!! We had another bub on the 6th of November (3 boy's now!) so we could really use the extra room! Nic. And Congrats on your new bub, how wonderful! I recall reading your original thread a while ago and went back and found it here- viewtopic.php?f=31&t=22387&p=293968#p293968 Did you realise there was a few comments on there and you can continue the same thread if you like, just change the title as new things happen? We're building with Coral too and we should have a start date for January hopefully. I think you'll definitely be in before Xmas 2010, no worries at all. I too am building in Hidden Waters. It has been a stuff up but good to see its all sorted and your ready to go. Our land will settle just after Christmas- we waited til it had registered before we signed up. We will be building with Mirvac and are getting the contract process started this week- picked our house made the changes had the tendor(S) done. Cant wait for it all to begin. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The dirt mountain will be taken away (at the moment, the dirt mountain is on the back boundary, but most of the dirt on the right is still on our side) and aside from the rise at the front, it's pretty much flat. Coral however have decided that we need a retaining wall up the left hand boundary which has us a little baffled. The driveway will be cut in slightly, but only a little bit so the actual building area won't be cut down much at all - should just be enough to even out the surface. When Coral did the survey though, there was more dirt than this on the block still, so we are hoping that now that all of the dirt has been removed from the building pad that maybe we can avoid the retaining wall... that's a cost I hadn't budgeted for.... A friend of our's owns an excavation and earthmoving business though, so we are going to get him up there to have a look and see what he thinks. I figure he knows a bit more about it than we do! Your lttle street is very cute- will be nice and quiet. I like Coral Homes- they are supposed to be quick- but thewy would not build on our block. How old are your boys? We have two boys aged nearly 5 and 2. Are you local already? We are renting at C/Park whilst we build- will be able to keep a close eye on it all. And a newborn to top it off!!! We are from maryland. We sold our house earlier in the year to buy a new one, couldnt find one so now we are building. Hadnt thought we would be building or we would have kept our old house- with a cheaper mortgage then we are paying in rent! but is will be nice to have a home that was picked by us. Should have them by Friday week (15th) but if they get mailed too late in the day, it might be Monday the 18th. 6 weeks from when they were ordered. I feel like we haven't actually achieved anything since we found the block of land on the 6th of June. We were really hoping to be in the new place by June, but at this rate, if we have broken ground by that point it will be nothing short of a miracle. Not much I can do about it, especially taking Christmas closure's in to account... just felt like having a whinge Nic. I def think this is the longest and prob most boring part of the building process- esp when you have to wait for land to register! I too am over it, I was very excited about the build and picking all the bits and peices but am not even thinking of it at the moment as it seems so far away. We were originally building with Coral (stradbroke 279) and paid our $1600 deposit and all was good with the preliminary tender however when we got the final tender the costs had blown out substantially and we lost faith in them that there wouldn't be other hidden costs (although we really loved the house!!) We are now building with Mirvac and are waiting for our plans to be drawn up and sent to council. I hope all goes well for you with Coral and you get your contract ASAP. Question about ceilings 16Jan 14, 2010 10:35 pm Well we finally got our contract - we ordered it on the 21st of November, so it took nearly 8 weeks to get it... for as much as I love Christmas, it really slowed us down . Best part of the contract... Some prices were LOWER than they were in the preliminary tender. Could not believe it at first, but the driveway is now $1110 cheaper and council fees are $400 cheaper. Also the overhead cupboards in the kitchen are $40 cheaper than in the tender. No idea why, but I am thrilled with that!! danniellec - we have been over to the colour room a couple of times, but haven't been out to pick the tiles for the bathroom, kitchen splashback or floor. We are going back over to the colour room on the 1st of Feb (when 2 out of 3 kids are back at school / pre-school ) to have one last look through and will do the final colour selection on the 8th of Feb. I was talking to the rep over there today and she said it's about 8 weeks to go through the council side of things and we have to have the colour selections done before it get's out of council, so I figure might as well get it down now rather than leave it too late. We have the bricks and tiles sorted for sure. That was easy - we knew we wanted cream bricks and either black or dark grey tiles, and when we saw the options, we both picked the same one's straight away - We have PGH Summervilla Vanilla bricks and Bristile Magnum (dark grey) for the roof. amanda jane - I don't have a copy of the plan nearby at all... whereabout's is lot 64? We are lot 69 so probably pretty close to us!! We are on Brushtail Place - it's the tiny little street. That's pretty bad with your tender blowing out like that with Coral. Our's came in pretty close to what they estimated, but they didn't warn us about insulation, additional on site management fees and something else (can't remember what the other one was!). I think it was about $5k more than they told us about, but the insulation at least was something we would have done anyway. The other thing they have sprung on us now though is they claim we need retaining walls . This amazes us as aside from the rise at the front of the block, it is nearly dead flat. We have a guy meeting us up there tomorrow afternoon to do a quote for us, and we are praying that he says we don't need them! Now, I have a question... on our plans, it shows that we will have coiffered ceilings in the lounge room (sorry - not sure about spelling - plans are in the bedroom where my husband is asleep... as he stayed at home with the kids so I could go wandering around the shops for a couple of hours tonight, I figure I should be nice and not disturb him!). What are coiffered ceilings? We are going around to the display home on Saturday to sign the contracts but curiosity is getting the better of me! So excited!!! This finally feels like it's starting to happen! Now to wait for the formal approval of finance on the construction loan and we will be ready! Nic. They are light grey and Im sooo in love with them!!!! I want the dark grey roof but hubby thinks it could be a little too GREY! hahaha will have to see. As the Hamilton has coiffered ceilings in the front entry. Here is a picture of Jess09's house (Brampton) with her coiffered ceilings in the entry. It's basically a feature. Your cul de sac looks really nice and quiet - good for kids to play in without the worry of much traffic. Our old house was in a cul de sac and the kids used to play cricket on the road. Good luck with the retaining walls, I mentioned in the other blog that we were told we needed them by Coral (our block is almost dead flat too) but with Mirvac we don't?? Weird ... We are building in North Lakes Cameron PArk Cherie Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
