I.e... If yr construction loan is 200k + 10k for kitchen upgrades + 5k for electrical upgrades, yr tender should total 215k which would go to the bank so u can apply for that loan. I hope that makes sense Thanks rabsta. That is what we plan to do. But someone told me that loan gets approved on the basis on the contract not the tender. And the final contract does not have any allowances. We have a tender from Eden Brae with electrical and kitchen allowances. Yet to sign it. So this goes with the bank. Say we have 5K allowance for kitchen upgrades in d tender, but only end up spending 4K. What happens that it case. My only concern is that we do not end up paying cash for all the upgrades that we do. Eden brae does not give any final quote and says you will get in all in Kitchen appoitment. I think the best thing to do is to overestimate rather than underestimate if you are not going to have 'cash' to pay for the difference (as long as the bank is going to loan you that much money!) Once you done all your PCV's , councils approval they provide you the final payment schedule which you can show to the Bank to increase your loan if you still think you need more $$$, that will happen 4-5 weeks before the construction starts. Re: Who else is building with Eden Brae? 973Sep 18, 2012 11:53 am When you apply for yr construction loan, the bank want to see the tender, this should be inclusive of what ever allowances you want to make. Once you have done all yr selections, yr final contract price should drop or go up, depending on the amount you allowed for compared to the upgrades you do. The bank will then lend money based on the final signed contract. I.e Borrowed amount 200k Allowances in tender - 10k elect, 10k kitchen upgrades, 5k tile upgrade. Total - 225k to borrow. After yr selections, let's say u spend 5k on elec upgrades, 10k on kitch and 2 k on tiles. Your final contract price will reflect this, which will be 17k. Therefore yr total for yr final EBH contract will be 217k. By overestimating yr, you will ensure any additional costs are covered, and what you don't use won't make any difference, but will be removed from the final contract price. Going forward, all yr payments schedules will be based on this final contract price. Any PCVs raised after this will be added as a line item to yr payment schedule. I hope this makes sense and helps. It's depends on how busy EBH are and how long council take. From tender to final plans and final contract price, it could be around 3-5 Months. I thought the standard build time was 24 weeks for single and 30 for double. I may have stated this in another post, but the build time guarantee is a joke. The weeks don't start until 20 work days from when you sign, which extended the build up to 34 weeks for me, and then they add in rain days, and if that still doesn't get them out of paying you rent, they add in supplier delay days.
