Just brought a block in Nth Kellyville at the end of Curtis road. Currently in Beaumont Hills and looking to stay in the area. We are currently in our 10 cooling off period with the land. Registration doesnt look likely until mid next year for us. Some interesting points brought up so far re special conditions. Does anyone have a link to the special rainwater garden that daveinthehills mentioned? Also the bushfire zone concerns me a bit. Our block backs the creek / bushland backing Beaumont Hills, something else to consider. Looking forward to hearing your stories and following this thread. It is in there because the council mandated it as per the Local Environment Plan for North Kellyville I believe. I think the set backs are a bit ridiculous especially the 1.5m to the sides. We have a 620m2 block with 20m frontage and are going to struggle to build a 30square single story home. We were allowed to go to 3m I believe. Not sure how that lines up - I believe the Complying development overlap had something to do with it. I can send you a copy of our land contract if that would be helpful. Its is full of complying development stuff. Will keep a lookout on setbacks etc. In the meantime i had a bit of a play this morning and it looks like we should be able to fit Wisdoms Prosperity 29 on the block even with the side extension to the garage. What part of Nth Kellyville are you building in. I also noticed that it is seperated into a few sectors with different DCP rules applying to each one. We have bought a block on Murrayfield avenue and are planning on building the Majestic 40 by Wisdom. We are still waiting for our tender so have a long way to go. I'm a first home buyer and am quite new to all this, so all this is a bit daunting, whilst exciting at the same time. We're looking to build with Eden Brae and had our first Tender appointment but were quite shocked with the additional costs - Spoil removal (excludes rocks), additional costs on top of the H class slab, garage drop due to slope, etc. Has anyone come across the similar costs? Looks like you guys will be cutting dirt before we know it. We are still going backwards and forwards with solicitors and have yet to exchange on our lot. Seems the plot we are after is yet to be DA approved (which is a worry) How do i know we are going to get what they are offering us. Also the Sunset clause is 15months from exchange which means we wont be stating to build before the year and a half (touch wood) which suits our need anyway. Will keep you guys posted on the outcome. Leo 5, Welcome. Generally site costs are extra over the standard house price as it is relevant to your specific plot. What sort of m3 of spoil are we talking about? We are at 206, and with beechwood our Garage drop didn't cost any extra. We are trying to minimise it though, as we want internal access back. Will see how that goes. Pepe - EBH have given a lump sum for the spoil removal which turns out to be approx $11/m2. On a 514m2 lot, it results in costs i'd rather spend elsewhere. I've also been advised I need to get a High Impact plastic water proof membrane to underside of slab (on top of the H-class slab). daveinthehills - yes, from what i remembered, the slope at the front of the lot for our area is quite similar which is why i'm wondering why EBH are charging so much to get this done. This may well be true but I just need to make sure that we're being charged over the top because I'm new to this. This Forum is really helpful!..
