I do have a private inspector lined up as well - he actually works at my school as the builder there and is a qualified inspector so hopefully... I suppose the fact that they had to submit the plans to council twice because they put it on the wrong place on the block to begin with and the fact that it has taken so long to get to this point (having been told last August that they should be ready to start in October and here it is the following April and still they haven't started does make me worried). I just hope that in the months ahead things will improve and I will be more confident. I live in the next suburb and can visit daily if necessary - both going and coming from work as well as doing my daily walk in winter - a bit far in the afternoons in summer but not now the temperatures are cooling down a bit. Choosing tiles happened last July and colour selections in September and yet still nothing done - but... I will hang in there because I really do have no other option but it is just depressing when you read the negatives and think the worst will happen to you as well. I asked him for a recommendation but as he was prepared to do it he didn't make a recommendation. I think something like the HIA might be able to help. Thats what we keep telling ourself everytime it gets stressful, which is alot! squashedrex- I'd definetely be taking your issues up with your SS/management but some of them might be not that unusual. Thanks in advance Hi Vatche In the Newcastle Yellow Pages you can find an inspector under "Building Consultants" and "Building Inspection Services". I don't know exactly what an architectural engineer does but it sounds as though he would have the type of knowledge required. I think it really is about experience in the building industry, knowing the building code and what to look for (ie. corners tradies tend to cut etc). I've been mulling it over the last few days and also had a family member who has owner built take a look and he seems to think the problems aren't that bad. We actually went back out on Friday and measured up every room to compare with the plans and I gotta say that its pretty dam accurate. The frame is nearly spot on all over. Looks like the overhanging on the frame is the slab guys fault. Dani - I'm pretty sure the fine art work is from the tradies, it is in the same pencil they have used throughout for other markings. Honestly its not that big of a deal, I was just worked up. I'll still point it out to SS though. Novo - Thanks for the pic, is that for the bath waste? The pipe is still my biggest concern and after going through the rest of the house I'm concerned about the position of other pipes as well. We'll see what the SS says on Thursday I guess. cem - I'll admit I've been one of the biggest complainers on here but I would not drop $50k to walk away. Honestly the problems are not isolated to M, I've been following many blogs on different builds and they all have their problems. Unfortunately if you want to build this is the price you have to pay. The building industry in general is poor. The fact that there is a whole sub industry (building inspectors) kept alive by the main industry really says it all I think. You don't have car inspectors for new cars, boats inspectors etc. Simplifying things a little but you get my point I hope. Also our bank only requires us to fax them a signed copy of the Progress Payment and they transfer the money no questions asked. I wish they did an inspection. He looked at the plans and even talked about which room would be his etc. He read through the contract and everything as well and witnessed it. I took it to M and exactly one month later he died. This is my first Easter without him and he has made a point of coming to spend Easter with me since other things had gone wrong in my life so I am just down generally. Then I realised that this time last year I had signed the first tender and yet here I am a year later with nothing done but hopefully sometime soon something will happen at my block - just to see a fence with the Masterton name on it would be a great boost. Myself and my hubby are building a dual occ in cronulla- a villina 28 and a modified tiffany 3 bedda (all we could fit!) Is anyone else building a dual occ? So far our story seems to be going well, compared to some things we've read! Heres our timeline so far- 15/01/2012 Initial meeting with Carol 21/01/2012 Meeting with Planner 14/02/2012 Final concept plan emailed to us 16/02/2012 Confirmed and planner emailed to Carol 21/02/2012 Carol sent it to head office. 15/03/2012 Planners got our file back 10/04/2012 Plans and BASIX completed for approval We're not sure if everyones waiting time to get 'plans'was for the final plans, or initial? cheers Re: Masterton Homes - The new thread 2.0 496Apr 09, 2012 12:09 pm Welcome AznJuss. We got given the direct number for the drafting company in Sydney that are doing our DA, so it helps we can keep calling them each week to chase evrything up. Where are you guys building? I have another question for everyone: Is the facade cost generally included in the tender, or is it added on at the final contract signing? We are a little confused, as our tender states 'custim facade-note', are we gonna get stung for the facade costs at a later stage?? Re: Masterton Homes - The new thread 2.0 498Apr 09, 2012 4:59 pm I specified my preferred facade at the tender stage so that cost was always in my tender. If you change it from the basic facade then it will be added later, just like any other changes such as more expensive tapware or locks or extra electrical points etc. One thing I didn't do was decide on my surface for the alfresco area but that can wait - until after I have the finished house and the landscaping done outside the house and then I can work out what surface for the alfresco that will blend so that going from the inside of the house through the alfresco to the outside area will go together. I mention this because it was one of those things that didn't come up at the time of choosing the tiles and to add it now would be rather more expensive than waiting until I am in and doing the final finishings. Re: Masterton Homes - The new thread 2.0 499Apr 09, 2012 5:06 pm Welcome to the forum AznJuss I have just referred to our first tender which states on the first page "... the proposal is based upon your selection for the Villina 28 Traditional design,...". The word "facade" does not appear anywhere else in the tender. We upgraded to the contemporary facade and the final tender states "... based upon your selection of the Villina 28 Contemporary design..." and the total price of the tender has been adjusted accordingly. Don't forget though that even though you upgrade your facade, it is still only for facebrick from their standard range.
