i bought my first house almost 4 years ago but now i feel like Ive made a bad mistake choosing this house. im not in a position to sell so i thought id renovate it a bit to the perfect way i wanted, the way i saw in my mind when i bought it. the house has some problems and i have no idea where to start or where to turn to and im not by any means experience with DIY lol maybe i should book myself into some of those bunnings DIY classes.. ok well here is the floor plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ i have already started some work and doing it bit by bit as i get money through. i put in a studded wall from the opening gap between the living and dining room and put a door to close of the front half of the house: between hallway and family room. i have 1 problem with my floor and Ive spoken to someone about it and they said was no major drama but they don't live in it like i do so to me its a massive problem i really need advice how to fix. the family, dining and kitchen has tiled vinyl and i never noticed until a few months after moving that my floor is like wavy. Ive put a level to it and the whole floor is odd, 1 spot would be flat then the next spot is higher then it dips... this floor has ruined my expensive couch :/ its bent the metal on the bottoms of them. when Ive got my camera back ill upload a pic of the floor. its so strange and i don't no how to fix it. only way i see it is to rip up the vinyl tiles and screed the floor level and how much would that cost me grrr. i hate the floor and want to put in vinyl clad planks that looks and almost feels like floor boards. second problem i have is the bathrooms, bedroom 3 and master bedroom have a lot of rising damp, and like salty feel to the walls where both showers are, a plumber told me i need to re-grout but Ive got the feeling its more internal piping :/ also another lot of pics ill upload when Ive got my camera back. i have a long patio that goes from the carport right up to where the kitchen is and the crappy hard plastic roof is brittle and has several holes in it. Ive been waiting and waiting for a storm to just pull it off, well Ive had storms but the darned roof is hanging on tightly haha. bedroom 2 and 3 and the laundry is so tiny not much i can do about it though but i need an inventive way for more storage without over crowding the house with furniture anyone have any suggestions? i love my kitchen its huge, but to big for me. the appliances are in the most unfuctional spots and the pantry is too small. the best feature would have to be, between the cook top and the fridge space there in the corner is a bank of two pot draws silly spot to put it as its grinding right up against the oven door when you open them but the bench top in that corner is made of stainless steel also an awkward spot. im thinking of ripping the whole lot out. even the floor out and do a galley style kitchen in the dining area, the family room would then be dining and the kitchen as it quite large would make a perfect family room nice and snug and functional. thank you heaps Re: Advice Wanted: what would you do with this 2Mar 23, 2012 1:45 pm Wow ... you've got a big job on your hands. I would suggest getting a building inspector in - he could tell you what to do with your floor problems and the rising damp - they need to be fixed first obviously. I would rip the kitchen out and set it out the way you want it if it's not working now ... when we renovated we got a great kitchen from Kitchen Depot .. wasn't too expensive and they installed it in just over a day. We moved things around a bit too and it was so much better. We put in a few floor to ceiling cupoards which you could so and have some great storage ... good luck and keep us posted with your progress ... Re: Advice Wanted: what would you do with this 3Mar 23, 2012 3:03 pm Hi Mclaren thank you for your post yes i do have a big job, but it will be worth it in the end...i hope haha ill be defiantly getting an inspector to come have a look i just need to know where to find one. the two major jobs i need to do is the damp and the electrics, my power points are extremely weird the plugs dont fit them properly and i have a little niece so that needs doing asap. then ill work on the floor which is my major issue, fix it somehow to level it as the particular flooring i want needs a level floor. im aiming as well for a longer deeper bath tub in the back bathroom, perhaps a single spa i can relax in and a new vanity and a lick of new paint. my en suite is the most pokyist room in my home my dream of a bigger shower is diminished there just a new vanity and toilet will be enough does anyone have any ideas for a galley kitchen where the dining room is im stuck for ideas. Re: Advice Wanted: what would you do with this 4Mar 23, 2012 6:32 pm well, ive spoken to the local building inspector, i don't need an inspection report so it will cost me $100 to come out to look at the floor and options would more than likely be screeding which he recons will cost around 2,000 or grinding the slab to level wich will be around 1,000. so a lot of saving to go. Re: Advice Wanted: what would you do with this 5Mar 26, 2012 4:56 am Hi all, ive done some research thank god for Google lol, bunnings has a 5L floor leveler i think ill ask bunnings for a lesson and deal with the floor myself. i made a 4 page list of things i want to do and im starting with the ensuite which i started Sunday. im leaving everything that is electrical until pretty much last but before my kitchen makeover. my aim for my bathroom: i need a new cistern as its constantly running and top seat for the toilet (the heated lamp light thing has melted and bubbled the toilet seat weird...) put in a small shelf or mirrored door bathroom wall cabinet for my nick nacks a new vanity which i will save for as i may have to get it custom made the bathroom is so small. re-grouting the entire bathroom tiles and waterproofing the grout. i started painting in there today, taubmans daffodil mist (yellow) only on one small wall to see what it was like. i loved it, how ever some of my family think that its too bright. im at a loss to what color to go with, i wanted something to brighten it up a bit as its small and bit dark. i don't want white. and i need it to go with the greenish floor tiles. ill put a pic up soon tell me what you think and what you might think would look nice and light Re: Advice Wanted: what would you do with this 6Mar 26, 2012 5:06 pm Pictures of my bathroom what do you think and what would you change/color scheme? I would definitely change it - you could buy a new vanity and taps fairly cheaply and if you can't afford to change the tiles perhaps you could paint them and the walls need to be painted a more neutral colour. Re: Advice Wanted: what would you do with this 8Mar 27, 2012 2:51 pm Hi Mclaren thanks for your input im not sure its awful, it livable but just not to my taste. lol i will definitely be saving for a new vanity my ideal one would be a cupboard and 3 draws im not sure if i can change the tap to a flick mixer would that be hard to do? my mum has a friend who's dad is a plumber so he can do all my plumping cheapish Ive heard about the tile paint but being a high traffic area i think the paint wears away so i don't think ill bother with the floor tiles, they are ok it doesn't bother me to much. ill be getting new tap fittings and new shower rose in chrome some thing nice as i love my showers maybe like a rain fall or something im going to bunnings on Thursday to get some tile grout and sealer and look at paint colors. im thinking perhaps maybe a light shade of grey, light purple or bluish color as a feature wall along where the vanity is and very pale yellow for the rest? Re: Advice Wanted: what would you do with this 9Mar 27, 2012 2:58 pm You could have a look for a vanity while you're in Bunnies .. they should have something that doesn't cost too much and to change to a mixer should be no problem for a plumber. A new shower will be a nice treat. As the bathroom is so small I wouldn't have so much colour in it .. maybe just the grey or whateer will go with the floor tiles best. Re: Advice Wanted: what would you do with this 11Mar 27, 2012 5:15 pm yep i had thought of that already, saw that vanity on their website last night, it looks good ill measure up the area in the bathroom first to see if it fits, if it does ill order two of them when i have the money ill take your advice about waiting for the vanity, ill get some color cards while im there and just ponder on it for a bit Re: My First Home Reno 12Apr 01, 2012 7:33 pm Happy Sunday Everyone, well today Ive finally made my decision on my bathroom wall colors Tender mint for the feature wall which is so small the sample pot will be enough haha and Ivory stone for the rest of the room to brighten it up. for the next few day ill be busy scrubbing the walls clean and fixing up all the wall cracks ready for painting. here is a couple of photos of what i picked. this is with natural light this one is with my bathroom light on what do you think? Re: My First Home Reno 13Jun 17, 2012 6:22 pm If you want to increase the size of your ensuite with a spa bath, I would think about losing the walk in robe..it takes up a lot of space. If you replace it with a built in with a door at one en, wyou would get a much bigger ensuit area. Re: My First Home Reno 14Aug 01, 2012 1:25 pm Good Morning everyone, been a while sorry. my Reno is coming along very slowly as its just me doing it but im enjoying it too. Ive almost completed the bathroom just a few more things to do. 1 last coat of paint and the feature paint to go on and so far im in love with the ivory stone so much i brought a big tin of it to paint the whole house in it haha. im getting new tap and spout set soon for the basin to match the new shower head in chrome. im not changing the vanity unit yet until later time probably in say 3 months i can tackle my tiles very soon however im dreading that ill stuff it up somehow. once its all finished i can start on my master bedroom and retreat yay! anyone got any ideas for that room? I am surprised the plumber would tell you to regret without actually investigating the problem. I was a bit confused where the stud wall was put in, wouldn't you want to open up the living dining? The bathroom with the blue tiles you could paint a lighter shade of the same blue so the tiles weren't highlighted so much. That plastic roofing from buntings is pretty cheap, you could quickly change that so you can forget about it for awhile. Something's little easily fixed things are best just to knock over first so they can stop distracting you. Do you have any pictures of the floors and what is underneath the vinyl?
