We are planning to make some upgrades and want some heads up if possible before going to the cosham centre. 1. Kitchen upgrade from laminate to perspex / vinyl gloss / 2 pack (what are usually the % difference upgrading from the laminate to the 3 above?) 2. Do they offer light switches like clipsal saturn / legrand? 3. Are the porcelain tiles/real timber flooring marked up really high? 4. Any advice before going to the cosh am centre? Any help would be greatly appreciated. The price was 190k then on top they had a deal with 30k of inclusions. We were on a fairly tight budget and only included things that we needed like carpet/cooling/floor tiles and did not go overboard at all. When we got the quote back it was 240k and that did not include site costs In the end we found another builder with a similar design with alot more inclusions and fixed site costs for around the same price. A bank is a place that will lend you money only if you can prove that you don't need it... We are doing our own carpets and tiles after handover. Site costs are over the top, but we love the design and size of the home. If you require any additional info, just let me know. Cheers Ilias http://buildingwithhenley.blogspot.com.au/ Re: Henley Cosham - anyone built recently with Henleys 4Mar 27, 2012 9:14 am we are just about at tender with henley, we have been through colour selection already we were previously with another voloume builder and then switched to henley. we have found their "estimated" and "confirmed" prices to be quite reasonable. a few things were not so reasonable though. gas point to alfresco, most builders charging approx 300.00, henley 1200.00!!!!, so we scrapped that. the undermount square sink at 1300.00 is a bit rich, but the upgrade to the cureved undermount is only 560.00, which is fine. their electricals are a little pricey, but we found the flooring upgrades to cat 3 are fine. as in tiles we upgraded all wet area floor and wall tiles to porcilin cat 3 for around 2000.00 in total. carpet upgrades forget it, too expensive. my advice is have a really good idea of the colours and finishes you want, as the colour selection appointment is normally only 4 hours, and is not long enough IMHO. We are looking to upgrade to a square top mount sink and leaving the floorboards/tiles for post build. Are the cosham interior designers really knowledgeable? We would like to create a home with a good balance of colours/theme. We wil definitely upgrade wet areas to porcelain. $2000 to upgrade doesn't sound too bad but how many bathrooms did you have? We are going to have 3 bathrooms. I guess I'll have to make a few trips to cosham before the colour appointment to make the day easier. Thanks all. Thanks all. we are building the Sahara q1, we have 2 bathrooms and 2 powder rooms and 1 laundry, that was all upgraded floor and wall to cat 3, approx for all was 2400.00, excluding small feature tiling (not sure on cost until tender) what home are you building? unless your current promo includes flooring/carpet, i would NOT get henley to do it, it's way over priced..... also, things like the front door upgrades, not well priced, the designer front doors are approx 1500.00 upgrade plus the cost tpo extend the width and height. so, best to get the standard front door and replace with a designer door afterwards. we included 8 x upper kitchn cabinet doors in parchment white diamond gloss at $45.00 per door, which is very reasonable. towel rails, toilet roll holders all standard with henely. but upgrade from sigle to double towel rails is like $70.00 which is excessive their brick upgrade prices are reasonable also, and they include neutralizing, other builders charge for it, also the off white motar is only approx 450.00, other builders charge more. tapware etc, best to stiock with stardard, as upgrades are alot (cost of new tap is cheaper!) My advice, is be flexible, we found henley's standard range/inclusions to be very good, where you might find that in upgrade categories with other builders. But, if you do want to upgrade with henley, some things are not worth doing. We found our colour consultant to be quite good, not pushy, not overly knowlagable, but knew a fair amount, and pushed us in the right direction a few times. We felt she did get a little frustrated (for time) when we couldnt decide on a few things (thus my reason for knowing what you want prior to selection appointment), but overall we have been happy so far. The key for us was our sales consultant sean bamford, he was the one who changed our minds and we always prefered the floorplan of the sahara q1 over the other buildrs house. He worked hard to get us where we needed to be, and now can build that home for the same price as we had tender for the other builders house. there was only 2 things we had to sacrifice to do it, 1. the facade was not as nice and glitzy, and 2. the build time with henley is alot longer. WE really like the perspex cupboards and if it doesnt cost too much we would like to upgrade it. What actually happens at the info session? Do they give you a price list for say the SAHARA Q1 and list the cost of upgrading e.g Carpets Cat 1 is $10,000 , Vanity laminate to vinyl gloss on all cupboards is $6000 or do they work it out individually. We are building the SAHARA Q1 as well but with an extra ensuite/bedroom downstairs in lieu of the theatre room (who needs 1 anyway?) lol Its excited to know that someone is building the same house as us. Hopefully you will be able to give me a few more advice / tips along the way as you are ahead of us. =) During the info session did they give you a price list of the upgrade cost or do they have to work it out manually each item?
