Am building in the south of Adelaide, $170K for a 29.54 sq home which includes 4 bedrooms, 2 studies (1 study plus kids activity area), 2 bathrooms, formal living and dining plus family room and dining and games room. Also includes double garage, flooring, airconditioning, more kitchen cupboards and a few upgrades. This also includes $12K for footings, the land is not yet developed, so this isnt a fixed price yet... It will be a brick veneer with tiled roof. This does not include driveway or landscaping. from my experience, the site costs are the big unknown with any job (excluding house and land packages). Reading threads on this site, you can see the variations from $5k to $35k+. The big builders are usually around $7k - $7.5k per square, our ended up at about $8k cause we built with a local. The sooner you know the total package the better. We haven't locked in a builder yet, but ours is a knock down rebuild custom plan 225sqm, 185sqm of living with 18sqm deck in Canberra. 4 beds, 2 baths - cathedral ceiling in living area, 2700 rest of the house. Brick veneer with small amounts of highlight cladding. Hoping to achieve $1200-1300 per sqm. Thanks for clarifying.
