Nb currently doesn't appear to be ready for 1a and 1b when people start coming in. Some people are aware but doesn't say anything about it but most I suspect do not. The communication regarding nb in Hcst has been shocking. Firstly, for PD clients, you must have been quoted tls Velocity system which I can confirm, WILL NOT be compatible with nb system (eg: for the start, nb doesn't do pay tv). Even if they can fix it, the nb system is markedly cheaper (by $700, i know because I am engaging an nb specialist to do my wire). I don't know about mcon but words are they are using tls Velocity system too. Definitely can't say about other builders. 2. In Cerise Rise, there are at least 2 homes which are not consistent with the mcp yet went through anyway. I know one of them are due to mvacs mistake although the other one is a bit unknown. One has a frontage ridiculously very small (like 1.5 steps) and one has a very red bricks which I am sure somewhere in mcp is forbidden. Anyway, I don't really care coz it's too late for me anyway but I did hear a lot of angst have been created as the result of this and some vent their frustration straight to the owner. Dunno if it's true but just what I heard about it. 3. Site Costs in Hcst 1a,b, and 2 should be very minimal (max <$10k, in fact I think it should be no more than $6k - $3k for service <infrastructure contribution>, and $3k for the pier for M slab modified). Builders are conducting 2 soil tests while Mvac does one resulting in 3 soil tests, adding to about $3k-$4k in unnecessary site costs. They are all come back M slab with some modification. Anyone got H or P are ripped off. Those who are in stage 3 and above will be at least H but I was told P would be the norm, adding enormous amount of site costs. Lastly, I am pretty sure downlig are not allowed in hcst yet their terraces and some home I know have downlig. Another inconsistencies.... We are currently having floor tiles installed. The house has been painted and the electrical roughins will be completed this week. Just hoping the colour selection we have made work. We will be installing the watertank, fence and having the driveway once in. Sensor controlled lights to the back of the house are being done by the builder, whilst the front will just have junction boxes on for now. Over the weekend Mirvac had a small event on for the community garden which is being planned for a later stage. The event was good, I got a few free plants. Also noticed that the MeCon houses have started to be built. Hopefully if fingers are crossed and the builder does not do many things wrong we should be in by March. We have been given an initial PCI date of around late Jan/early Feb. getting quite close now, getting all nervous about meeting and moving into the new house. Will have loads to complete in the 3 months living there in-order to get back our $10K deposit back. Firstly, congratulations Twakky on your PCI being set before the end of the year! I hope it all goes smoothly and that you don't have many issues that delay settlement. We got the keys to our house!! We settled on Tuesday, 13th of Decemeber. Had our final inspection on Monday the 12th. No way in hell that we could settle on the Thursday before, way too many things to get fixed. Most things on the list were fixed or addressed (the major ones anyway). I'm still a bit concerned about the grey water, but our CM says it should be all be good. We have riser pipe sticking out which is suppose to be for future grey water system to be attached to. So it look just over 2 weeks after PCI to get everything addressed. All our downlights were changed across to LED, which I'm sure they weren't too happy about. We had to sign a letter of undertaking so we could settle and that the remaining items would be addressed after settlement. I am happy to say all the items are almost fixed. It was really tight as I had the concreter booked for Tuesday, so lucky we got the keys on Monday. If you drive past Lot 44, you'll see our driveway is done! I love it. We also got the sides of the house done. Tankworks delivered our water tank today! Blinds hopefully in Jan and fencing in Jan also. I got decking for next week, but first need to sort out my drainage. I slept over by myself on the first night we settled. A bit freaky being all alone in the house in an empty estate. But I had to meet the concreters at 7am so I thought I best sleep over. I also got an antenna installed Twakky, I love the colour of your render? What colour is it? Not happy with one of the colours of my render, looked good in the sample, but not so good on the house. Would love to be able to paint over it one day heheh By the way, Mirvac called me and said NBN is still a while away. Possibly March, so no internet. The good news is that they will provide USB internet access for residents that move in before NBN is ready! Will you be moving in soon? by the way that retaining wall at the end of the concrete to the side of the house was that done by the concreter? Was it 1300 Concrete that did the job? 2 days before PCI mirvac informed us they weren't accepting the location of our gas and elec metres (the builder couldn't put it on the side of the house like they wanted). But some calls/emails (and a quick photoshop collage hehe...) solved the problem. We basically had to agree that we would add screenings, which we were going to do anyway. Our PCI went pretty well. A few things to be fixed up. Mostly paint jobs and a few things here and there. So settlement is on schedule for Dec 22nd. I don't think we will be moving in until end of Jan. We're installing our flooring so that may take a while... And with christmas just around the corner it will be pretty hard to get contractors to do all the fencing, driveway, window coverings, water tank etc. We're getting married in a few months so hopefully all of that will be done by early feb! Our builder has said that we might be in around mid to late Feb, lets see how things go. Tramsok, I drove past your house the other day. The driveway looks impressive, can I ask who did you use, and roughly how much it costs? Our drive is about the same size as yours. Also the link you gave on the water tank which you had made, was this allot more expensive than say something you would get at Bunnings? Tramsok, Your driveway and the conrete around your house looks great. And your render colors present well. Twakky, your façade and color choice are really good. Well done. Gren, good to hear that you will be in by March. In the new year, you must be busy organising other stuff like driveway, fence, water tank etc. Good on you. We are at lock up stage and our stair case has been fixed and the doors have arrived. Once the guys are back, in the new year, they will start working on the kitchen. Things have been progressing well and I understand that we are ahead of schedule, as of today. PD have been doing a good job. Our site supervisor is a very good guy and he seems to be across every tiny bit of detail. Our independent inspections came back with some minor observations/remarks and the site supervisor has fixed most of them and agreed to take care of the remaining few issues. As things stand today, we might be in there by May. Exciting…. By the way, there have been reports of plenty of stuff being stolen from the sites and so, those of you who have completed handover, please be mindful of that. Needless to say, you would have adequately covered yourselves with relevant insurance cover. Our Supervisor (FYI he has been fantastic and very accommodating, not sure if it's the same one as yours Bruno) was going to hold off on the installation of the appliance until handover but now at our request he won't be installing them until we get our floorboards in. This morning at the final inspection I noticed that someone has taken the top sleepers(WAT THE!?), all 5 of them, off our back retaining wall. Only from our boundary none from blocks on either side. A bit annoyed (a bit worried that the soil might wash down to the adjacent block during a storm), yet a bit amused... they don't cost much buy. But anyways we're going to contact Mirvac about it since they technically own the walls. I'll post some pics up soon (Sorry Wateman, I know I said I'll post some up!) Been busy as hell, mainly unpacking and cleaning. Our place still looks like a bomb site but we're slowly packing things away. Our garage is still full with boxes, so unfortunately we cannot park our cars inside just yet. aasz1978, we used 1300 Driveways for our exposed aggregate driveway. www.1300driveways.com.au, I am happy with the job and they were friendly and professional. Gren, our driveway costs around $3K but we also got the sides of our house done with drainage and that costs another $3K. Yeah the water tank will definitely be more than something you pick up an Bunnings. They will custom make it for you and in colorbond not plastic, so we paid just under $3K to have it installed with a internal pump inside the tank. twakky, great meeting you the other day. I hope your flooring is coming along well. In regards to the retaining walls, our builder installed that as part of the site cut and was factored into the site costs. I've noticed a lot of homes that have had a site cut have no retaining walls. Not sure if people plan to install them later as I presume they will have a lot unsupported soil around their block otherwise. It's been great living here, very quiet at night but there have been quite a lot of suspicious cars driving around at night which makes me kind of uneasy. Be good to have some company and neighbours move in as it can get pretty lonely. We still have no fencing so I don't like having our house fully exposed. Good thing is that security do patrol the estate at night at regular intervals. Not sure what cars are doing driving around the estate at midnight, but I did catch one car at a building site near Cellar lane either unloading or loading something into his car one night. He quickly drove off when they saw me but I managed to get the number plate. Mirvac have provided us wireless mobile broadband which has been great while NBN is being rolled out. We got our blinds last week, so pretty happy about that. Also got our decking done just before Xmas. Next on the agenda is to get some aggie pipes and drainage installed in the small backyard as it gets pretty flooded during heavy rain. Has anyone checked out the new display homes? They have just opened, well PD have - very nice homes. Metr1c0n are aren't far off. How is everyone else going with their builds?
