P.s. When you had your contract signing how many PD people were in there with u? Was it just ur BC or were there more?

We had the woman who job was later described to us as "the contract presenter" and our customer service co-ordinator.

I suspect that it is a corroboration issue, if there is any dispute resolution proceedings, PD have two witnesses to rely upon, I am a little surprised that they don't sound record the contract presentation, given the trouble they go to reading out each line item.

We only had our BC at contract signing. If there were any changes to be made and she couldn't approve them she would go away for 20mins or so and speak to her manager to get an answer.

Went past the house on my lunch break. OMG it was rush hour..... They have started rendering the front (3 workers rendering). Plasterboard is 95% installed (3 workers plastering). Brickies were there working around the Alfresco (another 3 workers bricking)

Haven't ascertained how the front door glass broke. I'm not too concerned because PD will have to fix this at their cost.

This will eventually be fully rendered in the front only.

View from Master bed. Bit of an eye sore. Our backyard neighbours have built a wall and in front of their wall is their swimming pool. We're not too worried as we will put up pittosporums or something similar. Our block is 20m wide so it's only taken half the width of our block which is also not our alfresco side. They have a double storey, so good thing is they can't see into our backyard, so we do have privacy from that angle.

Hey Ebony,

We wished we had a little more backyard, because by the time we put in the garden bed etc.... the backyard playing area for 4 kids will be smaller.

We had to have an 8m set back from the portic because of where the next door neighbours had started their house leaving us with approx 16m backyard. The backyard I have left for hubby to do as he wishes as it's his dream to work on the back and front yards. As per the picture above we are going to put down lawn and there will be a shed in the far back right hand corner along with a clothes line on that side too. We will definitely have some sort of tree screening to cover up the neigbour's massive brick wall which will take years to grow.

There will also be a garden bed that hubby will design and possibly put in some silver birches and other plants and of course my little veggie patch where the kids and I can grow some herbs and veggies. At the front of the house we are thinking of putting an ornamental pear tree in front of the bedroom and/or study. We will lay some turf and have a garden bed also. It's going to be hard work but we are really looking forward to this but not the backaches that will follow.

Yeah, we were told our lock up bill was coming next week but we got it in yesterday's mail.

Those pics were a great help to see what you meant. I will give it a shot, and see what my BC days but I don't like my chances. It may just be me, but it doesn't feel like they try very hard to give you what you want.

Hi Wateman,

You'll have to check out your layout, structurally niches on external walls can't be done as the tiling on the inside of the niche is typically applied to the back of the plaster of room behind. Does that kind of make sense? You can't open your shower door and have the taps facing you. This means you can turn the hot water on yourself, and water will splash everywhere.

That may be why they've said no?

I just heard a rumour there will be some new displays opening next weekend in Cranbourne on Red Maple Drive. Don't know anymore than that

Just checked PD's website and it says Selandra Rise - Coming soon. Very exciting !! Would be great to see some new designs. I wonder which houses. Can you tell us Ebony??

Was told I'd e called at 9:30am then an email saying they are in a meeting and will call as soon as they are out. But still nothing. I shouldn't have expected any different but this time it was the 'Customer Service Team Leader'.
I don't know why I bother. They won't do anything, and they don't 'care' .

Thats a shame you had to cut the alfresco, but you can always do it later on. Your colours look great (have been poking around your blog

Hey all,
have tender next week but am not comfortable in handing any cash over till I get definitive site costs are you compelled to do so??? Currently my block is about 6 months away so it will be awhile. Also are you allowed to take the documents home to look over them yourself or have a solicitor review them ??????

Hi Nutta,
Although its very annoying to not have definitive costs for your site works, that is the risk in buying a house before land titles. The advantage is that you can lock in pricing on upgrades etc that will most likely go up (as costs of materials/labour increases), just make sure your comfortable that you've covered all the structural changes you've asked for. They should be able to gauge what site costs are realistic for that area. Have they done a preliminary soil and survey or have the engineers gone off the engineering plan submitted by the developer?
If they are like my builder, you can't take any docs home until you've paid a deposit. This is obviously their intellectual property. The main contract (which isn't tender) does have a cooling off period for you to review with a solicitor. However, most builders use a HIA or MBA standard contract which is industry standard anyway.

thanks ssci1 i'm just a bit concerned as I keep hearing these horror stories that people have been quoted $10-15K for site costs then at contract it's $35K!!!!!

Went in to hopetoun today to refresh my mind on my selections as we did them a year ago ::surprise::

For those of us who picked the austral urbane one chocolate bricks they have been upgraded from a cat 2 brick to a cat 3

They started bricking on thursday and they look gorgeous! They actually look better than the samples ( a couple of shades darker )
