Browse Forums Building A New House 1 Jul 13, 2011 12:23 pm HI guys, My builder has booked a tender appointment date and requested that we bring along approx 10k Is it normal to pay such a large amount at tender? It was my understanding that you go to the tender apppointment they present document , then you review (I was hoping over a few days) tender and make any changes etc then pay them $$ when you are happy with tender to go to contract stage. hope those of you who have built with volume builder can share your Tender process. Had the tender meeting last week and there are changes I am making so we've taken it home and are going through it. Will then advise of the changes we want made, book another appointment and then they will have the new tender drawn up. If we are happy with the new tender and all seems right, then we will pay what our builder is requesting - which is only $2500 I think from memory. So nothing near your $10K! That sounds like A LOT! Re: Paying a $$ Deposit at tender stage? 5Jul 13, 2011 1:30 pm thanks guys, 5% is not my major concern happy to pay it, I just think handing it over at tender stage is a bit much given there could be any number of changes we require or it could be $1000's of dollars over budget. and if for whatever reason we are not happy I don't want to have paid them 10k. They completed a variation form and then we were happy to make the second payment for the contract to be drawn up. Once the contract was ready we asked for that to be emailed to us too. We reviewed it and then at our appointment we also made changes at that time and signed the contract. Please note that our changes at that time were addtions or deletions and not actual changes to the plans (ie. room changes) plus we initial all changes on the actual contracts so that they were recorded. Re: Paying a $$ Deposit at tender stage? 9Jul 13, 2011 2:22 pm We had to pay $1600 to request the tender (they did a premlinary tender for free which was basically just guesstimates and then once we paid the $1600, they did the soil tests etc and got back to us with a fixed price tender). They mailed the tender out to us with the HIA contract so we could have a read through it before we went in for the appointment. Then at the appointment, they went right through everything in the tender and the contract before we signed, and we had to pay the balance of 5% when we signed. I loved having the tender for a few days before the appointment so we could have a thorough read through before we got there... made life so much easier.
