Just out of curiosity, what was the final cost of the home after base price + site costs + extras? I am looking at the Villina 36 with the Savoy Facade, which puts it at about 260k + site costs (flat land, S class slab) + getting the packages for upgrade. How much do I need to add on top of the base price? Cheers SydSider Many people tend to add about $100K on top of the Base Price. This allows for Site Costs, upgrades, variations, driveway etc. We've added roughly 120k to our quote, and that's with masterton doing just about everything including fence, driveway, upgrades, additional cabling etc but we live in just about the most expensive labour market in Aus. So for Sydney and NSW I'd say 100k would be a good estimate to start with. Are you in the North Shore? Did you get a whopping 'Distance Allowance'? (We got one in ours, which we worked out was about $14,000, which none of the other builders were charging...). (i.e. about 5m long, rising 1m) No, I think that sounds very high. Driveway is usually around $80 - $100 sqm. I agree with SunshineT, ours was around the $80 sqm and that was stenciled, colour through concrete if we wanted it and sealed, bit cheaper if you don't want the color and stencil pattern for the council part of the drive. We are also looking at Masterton but we're not too sure where to start?? Do we immediately get Masterton pricing everything we want included before putting down the $3000? Re: Masterton Homes - The new thread 2172Jun 21, 2011 3:55 pm Hi buildingbee, This is our first time building so we are no experts but what we have done with Masterton so far is had a tender done for the house we chose, which cost us nothing, then we looked at the specifics with the display home and found out what is standard and what is not. To our surprise most things were standard inclusions. Then we changed/added a couple of things (eg. had the dwarf wall changed to a normal wall with double doors and acoustic insulation on the home theatre), and had Masterton redo the tender with these changes included, so that the tender was as accurate as possible for us. We were happy enough with this so then we paid Masterton the $3000 to have the plans drawn up. So now we need to check them and give Masterton the go ahead. Which home are you looking at buildingbee? I assume the contract when we get it will list everything that is included with the house. All the specifics. Can anyone else tell me please? Like I want large drawers in the kitchen which Masterton said they can do, but they arent in the tender. Will all of that be in the contract. Anyone? We were then called back into the office and we were taken through the tender. This was a couple of years ago, and we have since decided to go with a Villina 28, but will have to get site inspection again to see if it will suit our block. It cost us about 70k extra. Ideally we would like to build a single storey home but we are quite limited length-wise to do this. Appreciate all the info Novo - this is gives us a much better idea about the process We are currenly building the Villina 32 and I changed the cupboards in the island bench to be big drawers like in the Platinum package and it cost $1,020 extra that included the soft closers too all drawers which in total is 11 drawers in the kitchen. If it is not in the Tender ask them to change it, you will most likely get quite a few tender varition documents. We did, like we took out the Turf, Floor tiles and carpet, added fly screens to all windows, changed the window in the great room the big one on the same wall as the kitchen window to a 3 stacker sliding door. How much did MH quote you?> MH quoted mine for $3200!! No. Although, the sarking may have been included in the cost to change from the standard tiles to colorbond metal roof. Seems excessive to me. Are you sure they are not charging you for the blanket? That would seem to fit the cost. It was a quite stressfull. You basically have to decide straight away. One thing they ask me was do I want phone cabling from the metre box to the street? I am not sure if this is normal? Have anyone got any idea? Is it better to ask MH to do it or do it later with the Telco company like Optus? I went to Don's Tiles and choose my tiles over the weekend and want to make sure they will match with all the other things we need to choose like kitchen cupboard etc. I am a bit frustrated in how long the paperwork process takes. I am still waiting 3 weeks later for the amended plans and they only had to change one thing. We started this whole process back in April and everything seems to take forever to happen. I am hoping that when it comes to building it speeds up. Our Sales Consultant chases as much as she can but Head Office seems to be very short staffed. The choosing of the colours and electricals seems a bit back to front as you really want to choose that first so you can apply to the bank for the correct amount for your loan. Do you know if we can request an earlier appointment as I want to know how much we need to pay for all these things.
