I recently had PCI on my Forrester home to discover that my building inspecter is concered about what is in the Forrester to make it eligable to be 7 stars. Please let me know so I can pass on the info Hi Rudolph1980 With yours or any 7 star home for that matter there is no prescriptive list to achieve 7 stars. It's all about flexibility, that's what the 6 Star standard is all about. This home has been designed to achieve 7 stars on any lot, but the LEVEL of ugrades are dependant on orientation, layout, options chosen, floor coverings, neighbouring obstructions, etc, etc. The builder would have specified the inclusions for your job and these should have been included during construction. They should also be listed on the Firstrate report so you can see for yourself. Rest assured it rates 7 Stars, so long as all the items on the report were installed. If the initial design exceeds 7 stars by a significant amount (e.g. the default design on a particular block scored say 7.5) would they then start removing or downgrading items such as insulation to get it back to say a 7.1ish? I can't speak specifically about how they do their ratings, but generally what happens with most builders is that they have a list of standard inclusions (e.g. insulation levels, draught proofing measures, etc), so if the home happens to be built on a good lot orientation, then even with standard inclusions it could rate 7.5 stars. There is no removal of specs beyond the base level, not to my knowledge at least. Often specs are increased to get to/above 5/6/7 Stars. Eve Dweller Sure thing. Most homes are built to industry standards and that is difficult to change. It's too expensive to rate homes insitu once they're built, with things like blower door tests, etc. The software itself assumes certain levels / standards of air leakage, etc, as it is an approximation of a home's efficiency. So, a 5 star house SHOULD perform as a 5 star house from design to construction, assuming industry standards are met as well as accounted for in the thermal simulation software. It's really a case of creating a realistic benchmark and working from there. This is the norm with most builders. The standard inclusions should be in your building contract / builder's inclusion lists. We where wrapped with the floor plan of this house as it utilises space really well and my partner and I hate all those extra rooms! Love your floorplan. I have actually suggested the same floorplan to friends of mine. Admin does take a while but once slab pour, it goes fast. Average time from land release to slab pour is 3 months. So you should be started by April next yr. The staff are wonderfull. Expect to spend a while at the edge studio. We spent 5 hrs there.lol. Make sure you have evrything on the plans before final sign off as its expensive to change after the fact. There were alot that we forgot about till it was too late. Quality is great. When are you booked in for colour selections? Any ideas yet?? Ideas: We have gone with the Burnley façade which is that chocolate brown looking one on the Burbank Website (obviously we will tweak the facade slightly colour wise including type of bricks used but I do like the darker tones on the Burbank example) Inside we are going with very light colours, some well placed mirrors and added windows (slimline) as its not a huge home to give the sense of space. We are going to have a few feature walls using earthy tones (textured browns etc and one wall may have a full size photo print) as we are striving to bring the outdoors in. As part of the Jameson floor plan we have included a large rear alfresco with full length bi folding doors which will open our lounge area and give us double the space for entertaining (love open plan ). Also inluded the workshop option on the garage for those extra toys of mine hehe Have heaps of ideas for the landscaping and am very lucky as my misses brother is a landscaper by trade and a damn good one too Re: Building with Burbank... 675Jun 10, 2011 11:44 am Wondering if anyone else was hit up for an extra solar panel during contract stage with Burbank? If so, what was their reason and did you argue or accept it? We are currently being told we need another solar panel ($670) for the hot water service because the panels cannot face within 45 degrees of north. I am unconvinced by this. 1. Move the solar panels? 2. The standard solar panels should be sufficient to run the water service regardless of block orientation, otherwise most people would have to add another? Surely this would be Burbanks problem, not ours? Our backyard faces north and current drawings show solar panels on the west side of the roof. Any advice or similar experience welcome. It has been two days and counting awaiting call back from an estimator to explain this to us. Paid house deposit Feb, I can't believe how long everything takes!! (House siting may require additional panel/s, this will be at extra cost to owner)" "*Structural changes / additions made by client...may alter the star rating and solar hot water service performance" Basically, they have to meet 6 star (7 star for Future range). If you don't have enough roof facing north, or your north facing roof also faces the street (where the developer probably doesn't allow panels to face the street) then you'll need more panels. It was disclosed to you before you signed so I can't see that you have any position from which to argue. Another problem could be that your north facing roof (at the rear of your house) would mean too much piping between the panels and storage cylinder, with associated heat loss affecting efficiency so they then chose to put the panels on the west side closer to the cylinder. For the interested, panel siting best to worst goes north, northwest, northeast, west, east. Apparently west is better than east as there tends to be early morning cloud which has burnt off by midday allowing more sun to the panels. This is common and having worked at Burbank this is what is done. This is because the solar contribution (i.e the percentage of water heated by the sun over 12 months) falls below 60% which is the requirement for solar hot water installations / systems under the building regs. If the site costs are fixed, then you are worry free. If not and it happens a lot of rocks in your property, then preparing to pay a large amount of money. I agree with aurora here...just get a tour of the house from the SC and ask what is std and what is an upgrade.
