TBH I was a bit worried with all the stories I'd heard, some first hand, but my experience at the tail end of it all has been positive so far. I will say I loved the reactions of the in laws to our place. Priceless that!! Made all the blood, sweat and tears over the past two years worth it. Sunshine and good builds to all! PS: Miss Piggy, sorry no net at home so apologies for the delayed response. Our 4 stairwell lights + digital TV antenna (dont forget that important piece of equipment folks) + 3 downlights all added up to a grand price of $1070 approx. Price was quoted in total. Not too bad I thought. Now: Building another new home Settlement: 8 July 2021 Construction due to start: In two months Re: Porter Davis homes 1462Mar 26, 2011 4:06 pm BUILD UPDATE Hello All, As a quick update, Base Slab was successfully poured on Friday Given the amount of slope we have on our block, we had requested some additional changes to the conventional slab which most clients have constructed. In our case, we requested a deepened edge beam to be included around one half of the home, so as to allow us to lower the level at which the external brickwork would begin. After a number of discussions with our CSA & one of PD's Engineers, PD agreed to incorporate this request , although given the amount of money we were charged at Contract for this particular change we felt at the time that a large portion of this extra cost was more down to PD not really wanting to incorporate it, rather than it being based purely on the additional costs for labour and materials. However, given that we felt it would make a significant improvement to the overall home (and more importantly the outdoor space around it) we agreed to pay the extra cost. As a result of all this, we were interested to see how PD would actually execute our request, so have been waiting patiently for the slab to be poured. Although we have not yet met our SS on site to inspect the slab in detail, we were able to walk around the temporary fencing today and take a reasonably good look it at. Once the brickwork is up we will then be in a better position to determine whether it was worth spending the extra money for including it, but for now from what we've seen, we're quite happy with how it looks. As a side note, at this time I am unable to compare our finished slab to our Neighbours slab as they are yet to pour. The reverse happened to me, house was completed the fastest compared to 4 other houses in the neighbourhood built by other builders. Hi fingers crossed, In a perfect world that will be correct, however, since PD paid for the Quality Inspector, I can't see them being independent in this case (unless if they don't want any more business from PD) & PD doesn't provide us with a report as well so we wouldn't know what faults were discovered & fixed. We're doing the PD promotion where we get our tile and carpet done by them and to upgrade to a category 2 carpet is an extra $900 or so which is fine but when we went to get a quote from PD national tiles at Port Melbourne we're getting $3890 for a $45 porcelain which is the same price as it would be to outright lay it (we had similar quotes from other tilers if we chose to tile ourselves instead of through PD and their tile range) but shouldn't it be just that we're paying the 'difference' of using an upgraded tile? Surely it wouldn't be costing that much if we already had a promotion in place you'd just take the price of the portofino (standard tile) which is $28 on the National Tiles website and add the difference of upgrading to a $45 tile and then THAT would be the price yes? I would give them the quotes in email, and tell them the difference you should be paying I.e. an extra $17 per m2 plus a profit margin of say 15%. Either your tiled areas are massive at 228m2 or PD uses these upgrades as money winners. hmmm I wonder which one is correct. Re: Porter Davis homes 1474Mar 30, 2011 12:49 pm Just did calculations and by the National Tiles website the Portofino is $28.95 and my tile is $45.00 so $45.00 - $28.00 = $16.05 so $16.05 x 91m2 = $1 460.55 on top of the promotion so out of my pocket...not including extra charges to lay a porcelain and a rectangle sized style but that is still a big difference from that quote they insisted on giving me even after i explained the situation. I find reference to it here and there but no one has actually contacted us and there are still a few items outstanding from PCI and now appearing as we go along. Our SS has been helping a bit but there still are some issues, i.e. 1. Heating. The upper floor doesnt heat at all, only the lower floor. We had zoned ducted heating installed. 2. Electricals: downlight that was flickering in the powder room has stopped working. That and the floodlight still needs to be installed - this was noted at PCI/ 3. No sign of the painters - cracks in the garage and items outstanding from PCI still have to be sorted. 4. Downpipe above meter has come apart and looks awful, especially on a brand new house. Thanks. Re: Porter Davis homes 1476Mar 30, 2011 1:41 pm The construction of our house is at the early PCI stage & there are couple of things, which I would like to verify with you guys. - Master Bed room Walk-in robe (3.1 * 2.81) - has any of you place the draw sets & the shelving instead of only the hanging robes which you get from PD by default. I have requested for a quote from the company, which supply robes to PD for the following requirement. • 3 draw set towers, where each consisting of 4 drawers and 4 shelving • Additionally, this has a section with the double hanging & one single hanging section with some little area for shoe racks horizontally only for about 1m. • Another shelving area of 1.1m * 2m, with 5 shelves. • Polished edge mirror of 600mm * 1800mm This is in White Melamine which is cheaper compared to the darker colours & was quoted $1650 with GST. I simply have no much idea on the pricing and do you think this would be reasonable. - Rain water tanks – Any idea on the durability of the rain water tanks in Bunnings? After i read that my OH and I decided to stick to the cat 1 tile selection (as it comes with the promo and we don't have to outlay any more money) and in mayb 5 or so years, we will consider relaying with our other tile choice that was in a different category, after being able to save up more for it. I guess we're lucky in that my brother is a tiler and wouldn't charge us for labour...i know that doesn't help your sitch but maybe something to consider if the $$ are an issue for you at this stage? Cheers, M I have had this conversation with the business manager at PD. In my situation the tiles are bigger 600*600 which requires two tradies to carry and lay the tiles. Also, Porcelain tiles are harder to install than the ceramic type (tiles edges are closer to each other) and usually the tiles are not straight. Also I bet you didn’t know this, when u upgrade u are also buying 8% extra in tiles for potential wastage. You have two options, pay he PD price (I feel ur pain) or get a credit back for not having tiles and spend the money on tile work after handover. I did consider doing my own tiles then but when asking my sales consultant he told me that since it was part of a promotion, PD won't be crediting back the amount they would have used for tiling through their own tilers so i thought if i did upgrade tiles it would still be cheaper than doing it myself. I do like the Portofino Coastal but they don't have bigger sizes to choose from which is what i'm after and i did also consider retiling after five or so years but wouldn't it be hideously expensive to pull up 90m of tiling and then re-lay? I wouldn't know what sort of figure i'd be looking at to do that! Thanks for the advice everyone, i'll see how my email to Porter Davis HQ goes as well just incase and update after.
