First time poster and a noob at everything that even remotely relates to building a house.
First let me understand for a typical description from a builders webpage for a plan that reads some like this, what is the area that the council use to determine the building area?
Ground Floor: 171.50 m2
First Floor: 144.09 m2
Garage: 41.17 m2
Alfresco: 20.60 m2
Balcony: 5.97 m2
Porch: 2.70 m2
Total: 386.03 (41.6sqs.)
Width: 12.98 m
Length: 21.62 m
We have a land of 930sqm and a building ratio of 0.4 from the council.
However, we can go for complying development. Does that allow us to go beyond the 0.4 ratio and bypass the council restriction of 0.4?
Also, second but an even more important question:
How much am I looking at for things like
1. Site costs (say flat land with about 1m slope front to back)
2. Basix (minimum)
3. All sorts of other compliance like council fees etc (assuming complying development and/or going through council DA)
4. Driveway (nothing fancy)
5. Carpeting/Tiling/Wood? (basic, done by builder and independent contractor)
6. Landscaping (basic just to satisfy requirements)?
7. Anything I missed that adds major cost?
Is it worth going for a package builder like Eden Brae or wisdom homes? Or should I stay with basic building and get these things done independently?
