I ended up spending $4700 at electrical - just on extra lights, downlights, power points, battens for ceiling fans and chandeleirs etc. its a bit over budget but I'm really happy. I didn't go to mad at colour selection - i already knew the cost for the cat 2 bricks and timber garage door that I wanted. Just a few bits and pieces added. Most importantly I decided to get a pivit entry door...has anyone got one of these or know what that is going to cost me? I'm budgeting around 2K. I've informed my CSC that I'll deduct the amount of damages from the final payment as per Clause 40.1 of the signed HIA Building Contract. My CSC told me that I still have to pay the full amount as per invoice & they'll raise a variation for the days they go over the construction period. However, my interpretation of the HIA Building Contract Clause 40.1 is that I can deduct the amount from the Final Payment. Any thought on this? Probably Jess from PD can clarify this? Hi Jess, I calculated the start day as the site scrape which was 27 July 2010, but was claimed by PD as 28 July 2010. I received a letter from PD when building works started & in the letter it was stated building works would be completed in 127 days & the letter did quote the relevant HIA Contract. Then subsequently I received another letter saying that PD was claiming 13 days extension due to weather. So, 127 + 13 = 140? I read & re-read the HIA building contract & the letters from PD probably more than 10 times & even asked for expert opinions from solicitors & another volume builder & I'm sure I got it right. I did speak to a manager from PD this morning & he mentioned building works as per HIA contract was 160 days which I corrected him, because 160 days is the maxmimum, including Christmas holiday period & maximum weather. My suggestion is for PD to re-read the HIA contract again & go through it with your solicitor to clarify it. Anyway, we did the hand over today. Most things are done & only 1 window still need to be replaced (the glazier came but brough with him a standard glass instead of a double glaze one). Went up to the roof cavity after the hand over & found out that the insulation wasn't done properly, it didn't go all the way to the side top plate. Contacted my CSC & SS about it & they'll get CSR to look at it in the new year. Overall, my building experience has been very positive. My CSC was very professional & helpful throughout the whole process. The SS was professional & got things done when he said he would. Sometimes things got delayed but then again all the tradies were in high demand approaching Christmas. The Most Professional Builder? I think they are. Excellent customer service, excellent build quality & if they have to rectify something, they'll do it without arguing with you, it may take a little longer at times but they will do it without questions. I am hoping that someone from Porter Davis will read this and actually get things sorted out FOR ONCE!. We built a Cremorne 35 in Sandhurst and have been living in it now for 5 weeks... Yes we still have cracked tiles, privacy locks that dont work, cracks in the brickwork, missing mortor in places, green? mortor when we paid for "off white", Weather seals on almost every external door were taken off for painting and were never put back on, several large DANGEROUS nails sticking out from the floor (about 2 inches) in one room, a door not hinged properly, tears in the carpet, loud floor boards etc. etc. etc.. Thats a short list from our PCI... that still exists. I work in the construction industry and the usually the time between PCI and handover is to arrange all hands on deck to get the place perfect to present to the client. Well, following our PCI i went past the place every day and not a thing was done (besides the painter who did a couple of touch ups and simply took the rest of our little red circle stickers off the walls!!!... During this PCI I was promised by our supervisor: - Yes you will get 2 recycled water tap turners (did not get any. Cannot use taps!) - He would install window restrictors to all upstairs sliding windows to prevent the little one falling out (i think this is a regulation?) - He would install a push type sink plug for our powder room (the same as all other sinks). - He would have all the mortor patched up, then the brickwork to the WHOLE house would be cleaned, as it looks to have only been cleaned on the upper level (this has actually been picked up by other trades and friends/family). - They left a strange and dangerous sewerage outlet slightly covered by a round disk in the back yard. Thankfully we havnt started landscaping the backyard as yet so the little one isnt allowed out there. - A rep would attend to inspect the large chunk of wood missing from our bifold doors (they seem to throw around and scratch up most of the cosmetic fittings before they are fitted). - Was promised spare down lights aswell, as our supervisor advised many will go within the first few weeks. So as far as being promised ANYTHING, dont believe a word until it is done!. I often stand out the front and look at our house in comparison to others being built in the area and seriously cannot believe the quality difference, not to mention the cleanliness difference (the house currently being built opposite ours is cleaner!!!!!).. If i could recommend one thing that our builder did differently from others that makes a huge difference, is to construct a BIN or somewhere where RUBBISH goes while the house is being built... i dont remember random (lots) of concrete blocks, and bricks, smashed up roof tiles scattered around the place in our building contract!!!!. that i simply dont know what to do with!!!!! TAKE YOUR RUBBISH WITH YOU!!!!!!!!!! So Mr. Porter Davis, when are you going to FINISH this job before starting a new one??? I hope your house fills with bugs everynight aswell because you forgot to put the weather seals on your doors and one of the flyscreens fell off the top storey and hit you in the head!!!! (yes this actually happened!) Also, i was under the impression that lines for solor panels should have been ran while the house was being built so that they are UNDER THE BRICKWORK not installed later on, running uncovered down the side of the house... looks ridiculous, not to mention the very crooked ******* looking solor panel.... hhmmm, hope that doesnt fall down and hit me on the head.... Thanks all if you have made it this far in reading this post... sorry for the length, just wanted to vent some (5 weeks worth) of frustration... I really dont think that some builders realise that the money people spend on their homes is usually every thing they have saved and is probably going to take them a life time to pay off... so it is VERY important, a new house is supposed to be a NEW house.... I feel like they have simply damaged our nice peice of land.. NOT HAPPY , hope the maintenance guy is prepared! Hi All, Just thought i would touch base and update my above post. Since writting this and discussing with the construction manager and supervisor, we have had just about every single thing we found to be a defect, fixed! Yes this meant having the tiler, painter, brick cleaner, bi fold door rep, carpet layer, fly screen manufacturer, site supervisor, dishwasher repairer, bricklayer, all coming in and out but hey! They did it, and i can say that we are now extremely happy with our house and are very glad to have built with Porter Davis. I will mention the fact that according to our site supervisor, he was under the impression from a few of the trades that alot of the issues had been rectified prior to handover, when in fact they hadn't. I have heard some stories about other people building with other builders who have simply never gotten back and fixed anything... Porter Davis was actually surprised that these issues hadnt been resolved prior to hand over and litterally jumped onto fixing them! So thanks guys who helped (you know who you are) have a great Christmas.
