I really don't know what is standard, if there's much of a difference between states and also specific agents..Ray White, Professionals, etc, and also if they charge a flat fee for the sale no matter how active they are, or if they charge per ad, per online listing, per month, per phone call, per newspaper ad, etc. Thank you!! Our agent came to us recommended from a friend who sold their place with her, so she said she gave us her discounted rate - 1.8% inc. GST, plus advertising costs. So far, so good - she's managed the process very smoothly for us and we had our first open today. They have paid all the costs incurred in marketing the property themselves. Internet ads and a board out the front and brochures are a one-off cost, ongoing costs are for newspaper. We're having a single newspaper ad for now. For reference, several agents have quoted us around the $900-$1000 mark for photography, internet, board + brochures. Oh and their office windows and office magazines of course. Status: sold our first house, moved in with parents, bought our second in Pakenham, still planning to build in a few years time. Re: How much did you pay for your agent's fees when selling? 8Sep 05, 2010 4:04 am We used Ray White in Bombaderry about 7 years ago and it was 2.5% We are selling with Ray White again for our home in Sydney because the agent was PRO ACTIVE enough to call us about becoming our agent after we were looking at one of the houses she had OFI we have no up front costs it is all inclusive of the commission (which I think is a standard fee) we get free design consults for house dressing with a Interior designer, Photos, marketing, furniture Storage our house goes on the market in 3 weeks and already the agent has helped organise trades to come and fix odd jobs that I cant do and has done a bit of ground work already I thought she was a bit too full on, but well the proof will be when we sell Even though she has an AWESOME PRODUCT to sell I went outside once. Re: How much did you pay for your agent's fees when selling? 10Sep 05, 2010 11:25 am free will Interesting that agents charge a %, because they probably do not do any more work for a $2m house than a $0.5m house I would have to disagree with you there I have a friend who deals in high end waterfronts exclusively so 1mil+ and he has to work harder to find the buyer and negotiate alot harder because people with that sort of cash are captains of business and drive a hard bargain plus sydney houses in the inner suburbs command 500k+ price tags now for sh!tta's I went outside once. In our searches, we've seen apartments where one was TINY and just quite unattractive and impractical, and another in the same area and for the same price was MUCH bigger, more neutral decor, better layout, and so on...so the agent for the second one would have to work a LOT less than the agent for the first one, right? This will all be impacted by the local councils planning scheme.
