Browse Forums Building A New House 1 Aug 03, 2010 11:52 am Hi everyone, Well after spending my entire life in the city me and my partner decided we wanted to have our own little piece of paradise. We found a beautiful, perfect really, block of 10 acres situated about 35 mins away from the outskirts of brisbane. We brought the land back in july 09 and have had nothing but dramas the entire process. We had drama's with the bank securing the loan as current lendor wanted 30% deposit because the property was rural. But after some hunting around, the local branch of another bank, in the nearest town sorted the loan, not without continual delays though and we had to extended settlement date 2 times. Here's our land... We looked at all the majors and were absolutely blown away by Metricons display homes, the misses was sold. But after sitting down with the sales rep, we quickly saw that the house we wanted (similar to the display), was not in our budget. So after about a month we finally found a design we could work with, as well as a price we could afford. It was a Hallmark home, that we had modified beyond recgonition. It was rejected However they said that we could keep the 2 major alterations that were the deal breakers. This is the Ascot in standard form. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ As you can see, we completely remodelled the ensuite and brought the kitchen back to allow a few different things. Firstly we able to make a hallway so that the entrance to the garage was not through the already small office. We converted the extra space to a linen cupboard but more importantly make a huge walk in butler pantry (well thats what metricon call it lol). We also changed all the doors and kitchen window to Bi-folds to really open the house up. We removed the linen cupboard in the activity room as it was relocated and added a sliding door to the outside. We also changed a few other things that will be reveled at a latter date Now that was 6 months ago. Delays have been numerous to say the least, If it hasnt been the bank its been the council, If it hasnt been the council, it's been the builder (however they have been good up to this point, despite one issue that was quickly resolved at the start). Well long story, still long lol, we are signing mortgage documents TODAY!! YAH Hopefully we have a start date this week. Its funny though this is the second house I have built, first one for the misses, and the first house was an absolute piece of cake. They ones close to town were either too small or too expensive. We went to see another block when the real estate agent suggeested this one..... we new instantly. Well after constantly ringing the bank for last 3 weeks and not having one call returned, (why cant banks ring back when they say they are going to ) my partner finally had enough. She called the bank representitive and gave her an ear full. Finally she decided to ring the local branch manager and explain how unhappy we were and within 2 hrs the documents were at the branch and were ready to sign Thank god for that. SO we quickly shot down to the bank signed our documents and got our commencement approval letter. We got that off to the builder and were given our start date. We got a phone call from builder yesterday saying that were we positioned the HSTP is on a higher than the slab and it was different from where they had located. Well DUH!! you put right in the middle of the entertainment area, so we moved out of the way. I am confused as to why this is being brought up now and why the engineer whom we paid $440 to, who did the design, didnt bring this issue up. Nor the plumber whom organised the design. So now we have to options: 1) Leave it where it is and MAYBE have big excavating cost or 2) Move it round the other side of the house and have to pay for council fees again and possible delay. The builder reckons that this wont cause delay though. Our electrical and plumbing is just about in, will be done by Friday afternoon. Our house is fully painted… 10 11798 This is not installed to the manufacturers installation specification and hence is not fit for purpose, voids warranty and possibly not meet code.
