Since I've only ever sold one property and used an agent anyway, what would I know? At least someone replied to you though. To add to Bobbin's comments.... the thing about going DIY or paying a professional is that it's all a matter of choice. I've done my own conveyancing, our own wills and powers of attorney, and also DIY-ed probate of a relative's will. All of that was a piece of cake for me, because I had some relevant knowledge and experience (and resources). I worked in banking and had years of dealing with both home loans and deceased estates, so I knew what I was doing. I also had the time (a lot could be done on work time anyway ) and my husband worked close to both the Titles Office and the Probate Office, so he was a handy messenger. I certainly could have sold our house too - knowledge wasn't an issue. But time was, and also convenience. I was prepared to pay for those things. Same deal with our recent landscaping work. We could have slogged away every weekend for months and got the job done cheaper, but decided that we preferred to have a life and to pay someone else to complete the whole thing within two weeks instead. Anything can be done yourself with the right training, information, skills and desire to do so. I think this topic got very side tracked a long time ago (partly my fault too ) and the people who were side-tracking are probably the people who have been successful at selling their own house because they sold in a rising market or a seller's market, not because their selling skills are superior to that of a real estate agent. However, just because an agent suggested you market your house at $500,000 and you sold it yourself for $520,000 doesn’t mean that the agent wouldn’t have sold it for $520,000 or even more. Also, just because they have suggested putting a price of $500,000 on it doesn’t mean that you can’t say “yes I will sign with your agency but I would like you to market it at $520,000 and if we don’t have a positive response from inspectors we can re-look at our pricing strategy in a couple of weeks”. I imagine it's nice to save a few thousand dollars on commission and sell your home yourself but it would be really interesting to see how these private sellers will fare in a buyer’s market where they actually need to make more effort to market their property to differentiate it from the pack and negotiate the sale. I think they would have a completely different story to tell then. Domain.com.au does let private sellers advertise but it is about $400 per month.... just did a bit of research and there are actually a few website out there that are getting good traffic to there websites. this would be my main concern. this one.. - www.noagentproperty.com.au seems to have alot of traffic - it has a counter in the top right but the site doesnt look that pretty but if it is getting traffic... this one - http://www.NoAgentsHere.com.au - they list on Real Estate.com and Domain plus 8 other websites... and pretty cheap... cheaper than going on Domain and they put you there anyway. I would use both if it was me though... get maximum exposure to get as many leads as you can.... hope that helped. I simply used http://www.saveoncommission.com.au, I paid in total under $1000 AND SOLD MY PROPERTY MYSELF SAVING $20,000 on commission. I placed an ad in the Saturday paper with open home times. Spent $150 on 2 signs for the font of my property. Took 2 weeks for the first offer and sold in under 60 days. Word of mouth attracted buyers, sold for price we wanted, fees were about $1300. We would do it again. BTW saved about $18,000 in agents fees. Re: Anyone sell their own property (no agent)? 72Dec 28, 2010 10:36 pm well, i bought a house without going through an agent. it was a deceased estate, and hadnt been lived in for well over 6 months. all i can say...is awsome, what a totally awsome ,casual experience it has been. i dealt directly with the executor of the will (private) and a grandson. With this i had organised my finance via a broker then had the property valued by the bank, of which they valued it $25'000 higher than the purchase price mind you , i put the offer in to the family and they siad " YES". also, i have been givern a set of keys to clean up the property as all the gardens,lawns, weeds had over grown. there was a wooden pergola that had rotted out and i was allowed to pull it down. i am also allowed to start moving in before my settlement date ,this is what i am upto atm 7/01/11 settlement date. the property i got was a 3 x1 brick n tile home, built 1978 on a 700 sq mtr block in the Gosnells area. i can only recomend purchasing in a private sale agreement ,its just so much easier, cheaper and you dont have to ask a realestate agent everytime you want to use the toilet. I honestly can't imagine ever buying from one. Today I went to prvate open, and the vendor wanted my drivers license, rego plate for my car and wanted me to take my shoes off at the front door. nice property but i would rather keep my shoes on, and there is no way you are getting my drivers license number. She then cornered me as i was trying to leave explaining how the shade cloth was an inclusion and cost over $150. A $150 shade cloth is the selling point? The process with them is easy and feedback from every enquiery they get of the property keeps you informed. A very low cost aswell. Couple of bites but too early to take at this stage. You can too, you use forsaleforlease and the advert's go on Domain, realestate and tons of other sites that I'd never heard of until we started using this business. The only problem I've found trying to sell in Sydney is people are worried when the agent is Melbourne based, but you CAN get on to the big sites when you're a private seller without paying the outrageous charges. Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
