I've also visited Boral and Astral bricks but bricks look different with different mortar etc. Sometimes photo's don't show a true reflection of the colour when you take into account sun / cloud factors. It's off to the showroom for me. And I will ask to see the folder for the lyndhurst display. Thanks. Gorgeous bricks, but be prepared for a HUGE upgrade. Also, their batch has changed, and this would be the old one (based on the fact this was built before mine, and I have the old batch...), the newer one I believe doesn't have as much colour variation between individual bricks Best to check with Cosham anyway, as I might have the completely wrong photo! In my everyday business dealings, I'm faced with either being asked for a better price or doing the asking. Reason for my question was that I think Alfresco areas are somewhat over priced for what they are. There's very little difference between the price of a garage and similar sized alfresco's and yet you get walls etc with a garage. So I thought there might be a little too much 'meat' in the builders prices and the decision to go with a builder/house may be a matter of a few bucks. At the moment I'm torn between 2 builders and designs and the pricing for both are close but the one I'm leaning towards is the slightly more expensive for the same size etc (the floor plan suits better). So I thought I could negotiate but looks like that's not an option by the sounds of it. On a different issue, can I get advise from those in the process of building or have gone through the process concernign what to possibly allow for dollar/percentage wise for the incidentals like upgrading door handles, carpeting etc etc? Is there a nice rule of thumb to go by. The sales guys keep glazing over this and looks like you have to sign up and then go through the selection process which worries me in blowing out the budget. The builder (Henley, Metricon, PD?) will have a price list from which you can price such upgrades up yourselves prior to committing. Go to Henley's Cosham in waverley they have a showroom open even on the weekends with 'tours' where they will show you the upgrade options and you can grab a price list there which you can then price upgrade yourselves so you know excactly what you are up for.
