Re: Anyone renting while they build? 4Jan 13, 2010 9:35 am We are renting whilst our new house is being built. I agreed to a six month lease and then month to month after that, though I have told our builder that we may be living in his garage if he takes more than 6 months. Finding a suitable rental was tough but it can be done. Re: Anyone renting while they build? 5Jan 13, 2010 9:38 am secondhomebuilder We have sold our first home and are looking to rent while we are building our second home. Oh man the stress I am going thru to find a rental........I knew the rental market was tough but I'm soooooo stressed!!!!!!!!!!!!! Just want some feedback and contact with others.......I feel soooo alone and stressed....my husband doesn't seem to bothered..... but I'm soooo worried we'll be homeless!!!!!! Yep, been there and I remember how stressful it was. I was worried too. I really shouldn't have been, as we were pretty much the perfect tenants - no pets, good credit history, more than adequate income, both in government jobs... Honestly, agents should have been chasing US. But it was still not fun, and I was concerned about finding a short-term lease, for one thing. As well, the places available weren't ideal. We had a choice of older, run-down, too-small (and usually dirty) places in convenient locations, or a brand new bigger place a bit too far from the kids' schools. We ended up taking the new place and signing a 12 month lease, which as it turned out, wasn't a problem as our build ran way over time. Agents can be a PITA when you're doing the rounds, since many of them treat prospective rental clients like dirt. You just have to not take it personally. Some agents or landlords can also be difficult when it comes to managing the property too, but we were lucky with ours. You do hear some nasty stories... Re: Anyone renting while they build? 6Jan 13, 2010 11:15 am Riss We will need to rent when we sell our house and not looking forward to it either. Are you going a year contract or month by month? We are going for a 12 month contract cause that's what all the ones we looked at are at the least. urghhhh I am soooooo stressed..... But we also have great credit rating and shouldnt have a problem. Thanks for the tip about trying to get your real estate agent that you sold with to find you one.....like that idea..... Will see how I go...... Thanks everyone.... I dont feel quite so alone anymore.... fingers crossed this part will be over soon. If you're talking to an agent that didn't sell your house, DO NOT tell him/her you're building !!! Agents don't want short term tenants. Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: Anyone renting while they build? 8Jan 13, 2010 11:20 am We are renting and yes I was stressed trying to find a suitable place, whilst working and looking after 2 kids. We had 2 weeks to find something due to a long drawn out settlement of the house we sold. I looked at 3 properties and put in an application on the third one, ended up paying more than we wanted but I just wanted to secure a rental. Have gone for 6 month contract and hopefully will get month by month there after. What I am disliking even more is the sour attitude of the real estate agents who manage the rental - they treat us like dirt despite the fact we are very good tenants. We have a clothesline that needs to be repaired and after 2 months we are still waiting to hear if they will do something. I have 2 small children - I need a clothesline!!! Hubby won't let me talk to the agents incase I lose my cool and her is paranoid they may not agree to a month by month lease. I am so over renting!!!!! Re: Anyone renting while they build? 9Jan 13, 2010 11:20 am If you're looking for somewhere for 12 months or even less, have you considered house sitting? There are plenty of people who go overseas for 6 months, one year, two years etc and like to have somebody in their home. The good thing is (in my view) that you keep a lot of your stuff in storage so it doesn't have to be unpacked twice. And I believe that money wise, it can be quite a good option too. There are lots of websites that can hook you up- http://www.aussiehousesitters.com.au, http://www.houseminders.com.au are two that friends of mine have used... Re: Anyone renting while they build? 10Jan 13, 2010 11:30 am We went through the same thing when we sold our house and waiting to build. I have never been so stressed. We had a 6 month old and a dog that no agent wanted to know about. We eventually found a private rental that ticked most of the boxes and we had to offer 6 months rent in advance(which came out of the sale of the house)to make the dog look more attractive. In the end the house had bad karma(dont' ask me how it just did ) and we had to move again. When we relooked at the rental market interest rates had dropped so much it ended up being cheaper for us to buy a cheap house to live in rather than rent....... Our mortgage broker was our best friend at that point, doing his darndest to get us a loan and the relief was amazing. Tere are always short term options if you have to give yourself time and take the immdeiate stress away. We considered a local caravan park and our stuff in storage while we looked around. The things we put ourselves through..............it only makes you stronger later I promise. Good luck. Re: Anyone renting while they build? 11Jan 13, 2010 11:39 am We sold last year and are renting while we build. It is amazing how the two arms of the same real estate agent can be like chalk and cheese when it comes to renting and selling! We also had a long settlement on our sale, but the hard part is not being able to look or apply for anything until you are almost ready to move out. They will not tell you about properties coming up as they go so quickly and they already have lists of prospective renters that they do not need more. In the end, we applied for 4 properties and where approved for three of them, so we could take our pick. We signed a six month lease, and will be going month by month after that. Good luck with the search. Cheers, CMET Re: Anyone renting while they build? 12Jan 13, 2010 11:56 am We've got the same thing coming up shortly. We'll be putting our hosue on the market around April/May, but don't start building until August. We looked at all our options but realistically renting isn't that great of an option for us. We've got 3 dogs so that makes it REALLY hard to get a place (We had enough trouble with just a pug, let alone the 2 giants) but ultimately I had no intention of going through all the crap of renting again. Not being able to do anything, always being worried about knocking walls, having no control over repairs and so on in the house. We'll be boarding with my parents instead Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! Re: Anyone renting while they build? 13Jan 13, 2010 12:19 pm My house is currently on the market (privately) and I will be looking for a rental for the duration too!! While I thought about house sitting as well as going to a local caravan park, both of these options require that your furniture and stuff is put into storage whereas if you rent a house/villa/etc your goods and chattels can stay with you. The pet issue (hopefully) won't be a problem as I'll only have 9 fish that currently reside in a garden pond but I've borrowed a large tank from my son so hope they are happy in their temporary home too. Which one is right...or wrong? Ask me in 12 months time!! LOL Bronwyn Re: Anyone renting while they build? 14Jan 13, 2010 12:20 pm We sold our house in Aug 2009, with construction starting on our new house in Nov 2009 (estimated completion Sept 2010). Fortunately the purchasers were investors, and we were able to stay there on a 12 month agreement. We took a few things out of the build and were confident that we would have handover prior to the lease expiring, but would camp at either of our parents' for a few weeks if required as a fallback. Our next-door neighbours where we are building travel for 6 months of the year, and have been kind enough to offer us to house-sit their house while they're away - between April and October. So from April we'll be house-sitting right next-door to where we are building ! Re: Anyone renting while they build? 15Jan 13, 2010 2:29 pm We are in the exact same position at the moment. Our house actually sold yesterday I am a little stressed but we have 5 weeks before settlement and we have to be out here so the pressure isn't on too much just yet. I find it is hard because the rentals we are looking at now are available now so we are looking a bit too early but we don't want to leave it too late. So hard. Building in Perth. Celebration homes Oasis. Pre-start complete 25th March 2010 Titles due April 2010 Re: Anyone renting while they build? 16Jan 13, 2010 3:36 pm We are currently renting too, since we sold our first home and our build is due to start within a month. While I sympathise with everyone and the stress you may be going through. I had a completely different experience. It may just be the area but there is currently aprrox 8 houses for rent in this new estate we're in and while we only had the choice of two when we needed to move, we applied for the first one and got it straight away and moved in a week later. we have taken up a 6 month lease, with month by month after that. We have obviously been very lucky with our first renting experience, so I'm very thankful I am not in similar situations to everyone else. Good luck to everyone Re: Anyone renting while they build? 17Jan 13, 2010 3:47 pm I don't know how many people do this, but my wife and i sold our house on the condition of rent back. We knocked back higher offers from first home buyers and sold to investors (at a lower price), who are allowing us to rent the house back until our new one is built. We knew finding a rental that would allow two dogs would be painful, so figured this was an easier option. Our agent tried to talk us out of it, but in the end, we got what we wanted. It has actually worked out quite well. They plan on renovating once we leave, so didn't bother to do the tenancy inspection and said not to worry if things get damaged. They didn't want a bond either, but took one as its law in SA. They even came around a gave us and our daughter a gift for Christmas. How many land lords do that? Re: Anyone renting while they build? 19Jan 13, 2010 4:32 pm We're renting too, though hadn't planned to initially when we bought the land and started building. My mum owns a few units though and gave her tenant 3months notice to vacate so we could live there during the build, and since she felt bad she said if he found somewhere sooner he could move out then. Well he found somewhere and moved out within a month, so all of a sudden I had to pack us up to move (since I felt bad letting her unit sit there empty not collecting any rent.) Once we moved it was easy to clean the place up and chuck it on the market, and it sold in 3 days so that was a big relief off our minds (paying rent and 2 mortgages at once was NOT fun!) Good thing about renting off mum is fairly cheap rates, no bond, and I can leave whenever I like. So it all worked out well, except for the fact we'll have to pack up and move again in 6months, and half our belongings are still packed and stacked in teh garage to save me unpacking twice. It sucks but at least its short-term. Good luck finding a place! Caz Caz & Co ALL MOVED IN!! Now comes all the hard work-decorating.... I knew 6mnths wouldn't be enough for the build so I went for 12mths. finding a place to take the dog was almost impossible. A little well trained Spoodle, nup, not interested they would say. Dreadful isn't it? Anyway we have been here, the 2 kids in one room and used the 3rd bedroom as storage for all our boxes as it's cheaper than renting storage space. It has worked out that the R/E called us the other day and said that the owners want the property back after the leases expires (they can have it!), and they would be happy to accept it earlier. Be my guest, I say. Keep looking secondhomebuilder. Give yourself plenty of time. My attitude was that if we have to apy a few weeks extra rent to be in earlier than necessary then so be it, it's worth it to relieve the stress or trying to find something in a mad panic. Building is enough stress letalone the rental game as well to worry about. Good luck.
