We now have carpets, taps, shower screens, lights. It appears the only thing they haven't done yet is driveway and decking!! We have a first walk through this Friday so hopefully they'll fix any defects within 2 weeks and we can move in. Or is that too hopeful? Hi moody, How is it going? Handover yet? Re: Alamanda Estate - Owners Forum 13May 09, 2009 9:29 pm I would take Alamanda, but I am biased!! I also think it may be a bit of an advantage to have an address in Point Cook over Williams Landing (maybe for future sale) but I'm not sure. Was there no blocks in 12A that you wanted? Just a question to alamanda-buyers : what is the reasonable price for a block of land for what size (in the resale market). Re: Alamanda Estate - Owners Forum 15May 10, 2009 8:24 pm it probably depends on when the first buyers got it. Before the land it titled it should only be selling for the same price it was paid for. In January this year we brought a block of land that was sold the previous July - 186k for 576m2. In current releases will probably find the same size sells for about 20k more. I don't think you would be paying more than about 195k for the same size block now through resale. All you can do it look on the net and put in a slightly lower offer and see what happens. There is a 630m2 block for sale in one of the yet to be titled releases with an asking range of $250k-270k which just makes me laugh. Who ever set the price at that level is doing themselves a disservice. Re: Alamanda Estate - Owners Forum 17May 10, 2009 9:12 pm Thanks Sarahq for the info, I have been looking on the net but I think coz of first home buyers rush, all the prices have shot up . The price that you paid in Jan, I don't think there's anything available in that size atm for that price. Now, one would be lucky to find 450sqm for $175K. zerosignal, I agree with you there . That block aint going anywhere in a hurry . Re: Alamanda Estate - Owners Forum 19May 11, 2009 5:12 pm it's so nice to meet u guys here!!! my husband and i just bought a block in stage 3 in alamanda, going to build hillcrest with simonds, but still waiting their call just wondered how much gonna cost u for the optic fibre installation?our builder quota is 1700,is it too much? Re: Alamanda Estate - Owners Forum 20May 11, 2009 5:46 pm Hi all, got to say I love the Alamanda Estate, I am building in another Vill@wood development in the South-East but if I had the cash to splurge I'd buy a block in Alamanda for sure. Just wondering if anyone could PM me a copy of the plans of your residents club if someone has a copy? I'm trying to find dtls of the gym more than anything. Thanks guys and sorry to jump in on your forum ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through!
