Will you include Site prep and slab (if needed)? Do you handle everything in the build? Roofing, guttering, and downpipes. Do you use Australian made products? Material options – Find out the pros/cons of Colorbond steel vs timber structures, and what matches your home’s exterior better (especially for modern façades). What are your Lead times? Some builders are booked 4–8 weeks out. Good to know upfront if you're on a tight timeline. How long is your Warranty? I think most offer 10–15 year structural warranties. Double-check what's covered (materials vs workmanship). Are you licensed and insured? – Make sure they’re QBCC licensed and fully insured. You can look them up here: https://www.qbcc.qld.gov.au Some properties (especially in Rochedale and other newer estates) fall under Character, Small Lot, or Building Envelope overlays, which can change where and how your carport can be built. In addition to the companies already mentioned (Smart Carports did come highly recommended when I was researching too), here are a few extra thoughts that might help others currently planning: 1. Consider the Orientation + Shade If your carport is going to face west (like ours), think about incorporating shade screening or insulated roofing to help with the late arvo sun. We went with insulated Colorbond panels and it made a huge difference on heat control, especially in summer. 2. Ask for a Visual Mock-Up Some builders offer 3D mockups or even basic render previews. It really helped us visualise how the carport would flow with the rest of the house façade. Worth asking! 3. Custom vs Kit Builds We compared a custom build vs a kit-style install. The custom option was pricier but gave us more flexibility with roof pitch, fascia alignment, and finishes. If your house has modern lines or a unique roof angle, it’s worth considering. 4. Extra Builder Tip: We ended up going with NO1 Carports Brisbane (07 3555 7910). Not only were they competitively priced, but they also handled all the council paperwork and made sure it complied with local overlays (we're in a small-lot precinct). Ideally something that matches the house and has a modern look. Has anyone worked with a good carport building company recently? Would love a builder who’s easy to deal with and gets the job done well. Cheers! We got a double carport with a flat roof, steel frame and Colorbond to match the house. Pretty modern look, blends in well. Cost us around $7,800. Jake (the guy we dealt with) gave us a few tips to keep the cost down. Like changing the size a bit so we didn’t need custom beams, and using locally sourced materials.
