The pre-inspection didn't identify any sizeable gaps in the vapour barrier, but the biggest issue in this regard was gaps in the wooden framing (between the frame and the ground), which allowed concrete to come through. Most of this was fixed prior to the pour, but concreters being concreters, not all of it. There is one area where there was concrete overpour that has resulted in a sizeable gap in the vapour barrier. The others were more small rips or tears. Post-slab inspection picked this up, as well as a small area of exposed metal (biggest issue), and one cold pour line, and one small area of visible honeycombing (but not to the point of crumbling). The site supervisor went through each item with me and described their repair method. There was nothing he rejected or denied. Mine was done by a contractor called Phantom Slabs. I noted a couple of minor tears in the vapor barrier but ignored it due to they were not sizable as you said. We too has some honeycombing but they fixed with structural grout. Main issue was they accidentally pulled out a bored pier during prep stage. so they had to make a larger hole and pour with reinforced concrete along with the slab. Other issues like frame over hanging will surface during the Framing stage (if there is any) so keep an eye on them with your private inspector. From my perspective, things on the outside of the house (particularly cladding) moved slowly, but there has been a noticeable pick-up in the pace once they've moved inside. Our private inspector has picked up a few things, but overall he is telling us that the quality of the build is pretty good. I remain happy with the quality of communication from Semore as well. They have been happy to discuss any concerns I've had, and have taken the time to walk through the site a couple of times to show me exactly what we're talking about, since I am not overly familiar with building concepts. They will use all of the permitted build time under the contract, whereas we had been hoping that they would have been able to deliver early. Feel free to PM if you have additional questions.
