They have a section of designs to suit narrow blocks of 12m and 10m. I have two friends that built with them. That's why it prompted me to have a look at their website. I'm not sure how flexible your local council is on the setbacks. My local council requires 1m on one side and 3m on the other side. We submitted a plan with 1m on one side and 1.8m on the other side. It never got rejected or required any amendments. If financial allows, I would engage a draft person to draw up a plan and find a builder to build it. You can search a few floor plans or ideas online, show those to your draft person. They can incorporate those ideas into a floor plan to suit your land. Even looking at those floor plans from Plantation Homes, they are only 23m long. If it allows, wouldn't you want to build as much as you can? You would be able to maximise the usage of your land using a customised floor plan. My local council has 40% site coverage requirement. I wouldn't be able to achieve that if I used a volume builder's floor plan. We can build up to 55% which would put the buildable area around 230m2. Right now I’m putting high level cost estimates to see what’s possible. We sunk more into the purchase and are quickly seeing that we’ll outgrow the current house quickly. While we are considering a custom home, there is a big cost savings using a spec builder. So roughly speaking, if you are allowed to have site coverage 290m2 with a 10m wide house, you could potentially have a 29m long house. That's better than a 23m long house in my opinion. Volume builders allow some alternations to their plans, but you gain some you lose some. Council is 55% of buidable area which does include setback requirements hence the smaller build area.
