The house now has 2 smaller splits downstairs and a traditional staircase to the upper level. Family situation has also changed so needed to accommodate an oversized Guest Bed / 2nd Master on the entry level. Managed to get 2590mm height ceilings upstairs and we are really happy about the 4.3 for the lower Kitchen / Dining / Living areas. Correct, the cladding is represented by the thinner wall line on the upper level. Re: Custom Build - New Plans added - check them out! 18Jan 20, 2022 3:27 pm After a number of changes back and forth with the builder and now after a break over Christmas / New Year, the Tender Presentation is locked in for Monday 24/1/2022. With the sloping site and the presence of rock, we are little anxious to learn the sites costs component as this may affect other parts of the build in terms of fit and finish. We did receive a heads up from the builder that we are less than $10K over our budgeted number. Will know for sure on Monday. I then approached a number of builders to see if they could build to my design. As expected, a number of builders weren't interested due to the slope (2.5 metre fall over the build envelope). I started along the initial sketch / site layout process with 2 builders and then settled on the one that could meet our needs and could also build what we wanted to the budget we had. That builder is presenting their formal tender to us on Monday. All things going well we will progress from there. Tradie may sit at home but will need to get house plastered as well or will you sit it out? 6 10551 I engaged my builder in December last year and we’ve been working on preliminary drawings for last couple of months.
