Large WIR are a massive luxury item and by the looks of it you will still have enough room for a seating area. Plus, I would recommend creating a study with an addition of a window on both the sides; gives you the flexibility of alternate the space as retreat or a workout zone (overlooking the park) as well. Opt 3 would be my choice as we are fans of big robes; in my new build design, the only WIR we have added was to the master bed. Flip side with WIR - we loose floor areas..
