Buy, Demo & Build at West Pennant Hills, NSW. Earlier this year, we purchased a single level home, that was built in 1970s & held by an elderly couple for over 50 years. Wonderful People !! We love where we live & we wanted to build a home that will see us through for the next 20 years !!! I would say the biggest dependencies on your construction start date will be obtaining Council approval and completing Pre-site with Metricon. Looking forward to your updates. Good to know your Site Manager is tracking well. I am sure you are aware that with the Metricon construction process and their high staff turnover you will probably have 5-6 different site managers over the next 18 months build duration with differing levels of competence, diligence, and ethics. I recommend you document every significant conversation you have with each of them and, as a courtesy as well as for their convenience, email them a record of exactly what they said and promised. Also CC your Metricon office admin contact. Ask them to either confirm or correct these records by return email. Having accurate written records promotes transparency and accountability and will be of value if you need to work with Metricon to resolve any issues later. I dialed down a bit on updates.. Dec & Jan - No Action.. Here's what we were able to complete in 3 months (between Feb - April)... Frames Facia & Gutters Battens, Insulation for Roof Roof Installed Solar Panels Installed Windows Installation in Progress (for a while) Garage Roof delayed - due to ordering gaps, supply & trades availability Few wet days in March slowed us down, consistent delay in supply, non-availability of trades (poor planning, they had to come multiple times due to gaps in ordering simple things like bulkhead, facia, roof sheets, etc..) Work planned for May Wrap the house - allowing the internal works to begin Electrical rough ins, etc.. Hebel Panels (yet to arrive at the site !!) installation..
