I am excited to be starting our KDR with Clarendon soon too. Is there anything you feel that I should take note of in communications with Clarendon? Have you been satisfied with the communications, timeliness and build quality so far? Have you also managed to resolve the issue with the awning windows? Re: Knockdown Rebuild | Clarendon QLD | Modified Madison Cit 23Mar 22, 2021 11:30 am Hi RookieHomeOwner The number one thing is to be sure you are 100% happy with your design before at the very latest handover to construction (make sure you understand how the design will work for you, aspect, etc.). Your front end salesperson can make all of the difference here. I find they are inflexible once it goes to construction but they are not alone. In hindsight I may have have gone with a different project builder that just provided that bit more flexibility in terms of practical solutions and ability to change a little more on the go but we got 95% there in terms of design in the end with Clarendon. I found in the lead up to handing over to construction I sometimes wondered whether some of the office staff had ever built a home of their own (this is our 5th build). eg. there was no way I could place a P50 conduit under the driveway for future irrigation unless I had the driveway done out of contract after handover. I do find however once you get to the Clarendon site supervisor solutions are more practical however you have made some commitments by then. Other than that as long as you are pretty much inside the box they are helpful and quality seems to be good. On that note I still do recommend using your own inspector for each stage. We have had two inspections and they have been worthwhile, Clarendon so far have been happy to rectify the findings. I hope this helps... I prefer the correct windows - I know both have symmetry, but the earlier one I think looks odd and the bars look too spindly compared to the others, even though they're probably the same size. Maybe if it was drastically oversized, but it was too close in size to the side windows. Definitely happier with the correct ones. What do you think about them? Here is the latest photo of the facade. It is still awaiting the cross decorative bars for the round window and mouldings around all facade windows on the upper level and render on the lower. To do that small Laundry in the background was an EXTRA $2500 through our builder to have it match the Thermo cabinet profile in the Kitchen, we just didn't think that was worth it. In the case of a cabinet maker their difference in cost between laminate and 2Pac was less than $1000 for an area similar to the Laundry and Butlers Pantry combined. In terms of the Kitchen cabinet profile, This was a Clarendon promo "valued at $3990". I hope this helps. Thanks Hi Arzenal I have no specific demolition recommendation as I was unhappy with one I cancelled and not really happy with the one I used either. I would only suggest going with a large established company that you may see the big builders use or one that comes with a trusted recommendation. if the original house is in good condition most of what you listed could be added in stages without the need for KDR and costs and disruption of having to live elsewhere… 1 14264 3 1816 multiple occ properties are always billed by trades at a premium, rarely per sqm for the lot.
