I am in the pre-tender process, waiting for the next stage ? Does anyone could kindly advise, please ....... ? At tender you get a fair estimate of site costs and standard inclusions for the house design you've chosen. If you want to exclude weatherboard from the upper storey and make it full brick then it costs anywhere between $4,000 to 25,000 depending on the brick type. If you want a fully rendered look like the Marsden Park display then it will also incur additional costs. Similarly as you go through selections you may upgrade tiles, carpet, floorboard, tapware, etc which will keep adding to the initial cost of tender. I would expect the total costs will certainly be higher than your tender amount as most of us would upgrade something although they do include provisional allowances. You'll certainly know your full costs by the time you sign a contract. Expect your contract to take 4 to 6 months from accepting tender. It is a fairly long process. The only other factors I can think of with cost escalating after construction commences is if they find rock on your site when they dig or if sewer allowance blows out for any reason. Or can we do a privacy panel instead? Not sure im keen on translucent windows on a bedroom or sitting room?! We didn’t like the look of the privacy screens so went with a wider but higher window in the family room. Didn’t consider the translucent windows as thought it would look out of place in the family room.
