Thanks! Ours is just before Xmas. Really going to cut into our 14days! HHH actually asked us to take the tender documents home and review it. Make sure you read every single thing and ask questions until you feel comfortable. We have to revise tender 4 times in that 14 period time frame before we signed. Ask questions and also negotiate. We even got our site design changed thereby reducing cost so ask lots and lots of questions. Re: Building with Hall & Hart Homes 747Dec 13, 2019 10:29 am We took the full 14 days and in that time changed the floorplan, put in provisional sums for electricals, flooring and butler pantry fit-out, also added in cavity sliding doors, skylight, changed windows etc. You don't have to do it all then but we wanted to get a good idea on the costs and budget before we committed. Hall & Hart were very good about getting the changes and cost estimates back to us in that timeframe before the 14 day expiry. Hope that helps. Has anyone build with Wilderness Design "Silver Birch" or Grey Gum"? We are also looking at the upgraded range Metalix in "Platinum" or "Titanium". I'm after a modern Hamptons look, building the Elyse and it will be full brick, no render or cladding. My husband likes the dark grey and I prefer light grey bricks. We didn't have any real surprises but go into it with realistic approach. if you make a lot of variations to the base design expect costs associated. i have found everyone there open & honest, we have had quiet a few modifications & Sean has been fantastic. I started the tender last month, but waited two weeks to have all necessary works to start, thinking to wait another 4 weeks till the quote presentation, so, we are in a very initial stage. My husband and I are worrying the unexpected cost might incurred during the construction. It will be a very long building process probably more than a year, much appreciated your guys' assurance on our decisions building with the Hall and Hart. Yes, definitely will bear in mind of not changing a lot from the original plan.... Anyone can give ideas of what "full bricks look" facade ? Does it make a lot of difference in terms of costing and insulations ? or just the look ? Re: Building with Hall & Hart Homes 753Dec 20, 2019 4:24 pm Ceciyau, we are still in the pre-construction stage, so I can’t comment on extra costs post contract signature, but I would not expect to see additional costs during the build, unless you decide to change something mid-build. Once your design is locked down, selections made and all approvals obtained, you should know your costs from Hall & Hart - all of this before contract signature. In terms of face brick for all external walls (no cladding) for an Elyse 38 design, this might be approx $12-15K extra on the facade you have selected. Some of this is due to extra steel beam support in areas to support brickwork in place of the cladding used. Given the R2.5 wall insulation used, I don’t think there would be a big difference in thermal performance between cladding and face brick for those areas, so it’s more on your preference. At tender you get a fair estimate of site costs and standard inclusions for the house design you've chosen. If you want to exclude weatherboard from the upper storey and make it full brick then it costs anywhere between $4,000 to 25,000 depending on the brick type. If you want a fully rendered look like the Marsden Park display then it will also incur additional costs. Similarly as you go through selections you may upgrade tiles, carpet, floorboard, tapware, etc which will keep adding to the initial cost of tender. I would expect the total costs will certainly be higher than your tender amount as most of us would upgrade something although they do include provisional allowances. You'll certainly know your full costs by the time you sign a contract. Expect your contract to take 4 to 6 months from accepting tender. It is a fairly long process. The only other factors I can think of with cost escalating after construction commences is if they find rock on your site when they dig or if sewer allowance blows out for any reason. We didn’t like the look of the privacy screens so went with a wider but higher window in the family room. Didn’t consider the translucent windows as thought it would look out of place in the family room.
