To figure out how we are tracking, I having been following people’s blogs, most seem to have their gyprock starting at around week 20...

While I understand every build is different, when I see a neighbour with similar conditions who started the process some 18 months later are almost at the same stage as us, it makes me wonder...

Off the top of my head I believe 44 weeks. Once extra time for Christmas shutdown, BV and weather I believe it to be 1 week over or thereabouts. However saying that when the contract was done it didn’t include landscape

Magnus Why is your build delayed? What roughly is your delay cost per week? How is Wisdom Homes blocking you from their social media?

Some are, some aren't. We don't have any rendering that might take more time.

We are at painting. Tiling is complete, some lighting has been installed, all joinery is done, once the painting/staining is complete, I guess it is down to all the fiddly things. We still haven't heard from our landscaping consultant about the fence/gate. It's been over a month since we met onsite. I'm not hopeful that it is part of the contractor's repertoire.

bigD i am hoping your Sales rep explained the whole process through to start of build.

I would say you have to be prepared on what you want. The process is pretty standard i would say, the presenter would walk you through the tender its a detailed sales quote. Tender would have details of everything that's included and costs for most of the things you requested.

I suggest you go prepared, any changes especially structural they must be finalised by tender this would be like floor plan changes, ceiling heights, door height increase due to ceiling height increase, facade / tweaks, square sets, coffered / dropped ceiling, editing window nd types, window head heights, changes to rainwater position and many more...

If you have not add provisional allowances like if the contour and soil report are not available it would be wise to add some PA.
I added PA for Basix, Electrical and Kitchen for budgeting purposes and also would be better when getting loan approval.

Note down everything you wish to have and discuss this with the presenter or even your sales rep first

Also time to site usually starts from the first tender presentation not the day you sign the tender.

We've just completed our tender presentation a couple of weeks ago. Everything was quite smooth, basically, you get presented with a copy of the contract they have prepared for you, which you have given a copy for review. In the end, it is just signing a number of pages (of course you have previously reviewed in extense), having said that there isn't much happening other than signing a number of pages and documents. After that (and payment) you will get a copy of the signed contract with cost details item you have selected.
Tips? Before you go to sign (and should a few days before) calmly read everything, line by line, make sure you have in the contract what they have offered to you in previous conversations, inclusions, number of colours to be used on the painting, taps, windows type, etc.

Now after Tender Presentation what is coming is your selection days (2) you will need to select your bricks and roof tiles and number of other things. Be prepared, do your homework.
Brick
On this I recommend you to go to the two places from which your bricks will be selected.
They are both far away and probably will take you a couple of hours to select your best.
Do Not!! I'll say it again Do Not select the bricks on the actual selection day
When you go to these two companies, ask them for addresses for houses where the brick you choose are used. Choose two to three options and go and see the houses.
Take the bricks with you, all three of them they will even give you a bag for them
Ask for addresses to houses the same as your house selection, see how they look, see the shadow and the bright side, check the garage door color and take pictures, later on, they will come handy. Now you can select the brick,
Remember the one you like normally will not be standard it will be an expensive upgrade, also check the quality, some of the beautiful ones are only a slim layer providing the color, so you will not be able to pressure wash them.

Then comes paint colours, Standard is only one color for the entire house inside, I wish someone would have told me that, I could have try to negotiate that a bit more, $600 each extra color.

Tiles or wooden floors, review what you like and see what is included in your contract, this could potentially become a bit expensive to make changes. Standard is tiles to living areas, including kitchen, so walk barefoot on them (go see a demo house) and see if you can tolerate the cold in winter, my experience in Oct was, no way Jose, it was too cold to bear, I would have to have aircon on day and night ($$).

Wooden floor, there are 3 choices, of course, you'll love the one not included, so allocate some budget for that, I recommend arranging a visit to Canvas Quarter (Wisdom people are awesome and will help you on that) before selection as this will clear out what is included in your contract and what you can effectively select without impacting or with less impact on your budget, do it is worth it.

Kitchen and bathroom. Standard option. Did you know the cabinet colors you select for your main bathroom must be the same for the cabinet in other bathrooms and laundry? Selecting your tiles colors (you can select different tiles for each bathroom) for each bathroom must be a smart match or you'll end up with a nice bathroom selection and the other no so pleasant.
