He said area of drainage pipes under water tank slab are crushed and under garage slab consequently water is not properly draining out of drainage pipes He thinks also that originally when the drainage was put down they have excavated to much. Not being on site, I can't advise with any certainty as to the cause of the crushing but for compliance, the house should have been left with the natural ground level a minimum of 150mm below the Damp Proof Course (at the bottom of the weep holes) and the stormwater pipes should have had a minimum of 100mm cover if it was a non trafficable area. This means that the top of the stormwater pipe had to be a minimum of 250mm below the Damp Proof Course. I can't imagine the water tank slab being responsible for crushing the pipe if all was done to compliance but earth moves with seasonal wet and dry periods and improper trenching in some soils can result in pipe failure. Did the plumber give you a video of the cam inspection? I am wondering whether you have seen the extent of the crushing. The initial pipe length looks like flexible plastic pipe. Did the plumber comment on this? The stormwater pipe needs replacing and the plumber obviously knows this. Do you know the soil classification and does the house have any cracking brickwork or plaster? I doubt that you will need ag pipe once the stormwater is brought up to scratch as you do appear to have good draining soil. You appear to also have a reasonable amount of boundary setback. Is there room for the plumber to divert a new stormwater pipe around the water tank slab? I wonder how deep all of the other stormwater pipes are. 3in1 Supadiverta. He was showing me the pipe as he put the camera down and through and pointed out issues as he went along. all around the house ,drainage is f%&ked, and told me as it went along, where the issues were. Some parts full of water. Yes it was flexible piping and he replaced that part. Will ask him about putting a storm water pipe around the tank. He also said replace downpipes with pvc piping. . He said he can make a report and im thinking I will send it to builder. The plumber is correct as he has proven the cause of the flooding but because you are on P reactive, you should also consider installing a sloping impermeable perimeter path that drains to a spoon drain. clath He also said replace downpipes with pvc piping. He said he can make a report and im thinking I will send it to builder. 90mm round pvc downpipe have superior drainage in comparison to the current 100mm x 50mm downpipes but unless the gutters overflow during heavy rain, I can't see any advantage is also changing the downpipes. Unfortunately, the house is now 11 years old and you cannot claim on the plumber's insurance. The builder should have known that he needed to eliminate damaged stormwater pipes as the cause and advised you to have a CCTV cam inspection. Wrongly advising that you needed ag pipe drainage basically eliminated without reason leaking stormwater pipes as the cause. Do you have a dated paper trail of your complaints to the builder? Unless the builder exhibits professional ethics and a social conscience, you could end up in expensive time consuming legals if he refuses to own responsibility whereas you need to have the pipework replaced ASAP. I will somehow get them printed out. I read a post yesterday on here about plumbers insurance 6year expiry. I thought damm if I had have known that I could have taken action 😒. I research and design various products including plumbing products and drainage systems but I have cut back on my work load in recent years. I see a lot of endemic bad plumbing around the traps and strongly believe that an independent CCTV Cam inspection should be done on all new properties prior to handover. Only can find emails on other defects . I will still though ring them and email about this latest issue. Yes in hindsight a good idea about doing camera inspections before handover. I don't know how the plumber could tell that the pipe was "being squashed/damaged by foreign objects" and that is a serious statement to make in writing. Proper embedment protects pipes from foreign objects when there is ground movement. Did the plumber give you a disc copy of the inspection? A good CCTV cam will also have a locator on it so that when a problem area is found, it can be pinpointed from above ground. Did he identify any above ground areas where the pipes had been damaged by foreign objects? 11 years is a long time and your area has had climatic variances during that time, it would be very difficult for any inspection to unequivocally ascertain the gradient that the pipes were originally laid. I've contacted the builder, if drains need to be replaced they said they may cover it on their builders warranty . Even though it's eleven years since house was built. But we will see. The builder's early advice to you to install ag pipes in all likelyhood was told to him by the plumber. There are builders who have decency and hopefully your builder will reflect on your earlier complaints about the plumbing and reflect on you being a wronged innocent party in someone else's doing.
