All we have received so far are the plans with different elevations, none of them have the detailed windows/doors schedule. We have signed the contract, and have the selections soon. Thanks The door and window schedule for us is structural and was the first thing we did before signing the contract as the cost of the upgrades was in the very first tender. You better ask for it quick before they consider it a contract variation. This was the case for us also - the door and ceiling height were discussed prior to our contract. Mind you it was never mentioned to us that the door heights were considered structual, nor did we think about check that they were all the correct height on the plans until i read it on this forum! Lucky ours were all correct prior to plans stage. I would recommend getting a private certifier. You almost have to for at least pre linings. At frames there's a whole lot of us there that can go into a lot more detail that what i could here I really you have the plans which include where all the frames are. You then check the location against the slab. All load bearing frames need to sit completely flat against the slab. You then take you leveller to check how flat the frames are by placing them at various locations against the frame. The frames should also be plumb as required. I.e straight vertically down. Along the ones that go down there's another plan which shows where and roughly the height of the ones that go horizontally. This is based against Australian Standards etc. Check all the window and door frames again especially any sliding doors. All the frames need to sit completely flat. You can buy a leveller for about 30 dollars at bunnings. If you can, go out with the inspector to check and see what they do. Also check for blowouts. Ideally the site supervisor will pick up any defects above, as that's what you are paying for. Quality. So really hot are hoping the inspector does not pick anything up unexpected. Your site supervisor should be able to tell you all the defects they picked up before your own inspector does. Else you may have a sketchy one or one that does not have the same experience or skill of the inspector. It should not be the other way round.
