Build a home with hebel and steel frame yes or now

50 years structural warranty is just another marketing trick.

Odds are high there will be no MJH at all in 50 years time, but also they pretty much covering only that house won't fall apart by itself (things like settlement, soil moisture changes, floods, earthquakes, hurricanes etc. won't be covered).

Steel frame has its pluses and minuses. It is generally better from acoustics standpoint, but far not behaving well thermally (a major thermal bridge!), it may be also affecting wireless communication inside the house (mobile phone reception, Wi-Fi signal) as well as will most certainly be quite noisy during thermal changes (thermal expansion/contraction).

Hebel will require acrylic render, which will affect the cost. Always consider silicone renders over acrylic ones as they are vapour permeable, hydrophobic/self-cleaning and last much longer. Also, you do not need to paint your house once rendered as those renders have already paint in them.

Alex made some really good points so I will try and make mine different.

With AAC panels, there are two main suppliers, Hebel & one AAC. Hebel is made in Gosford by CSR and is a really good product. One AAC get their panels from China and are still a good product.

The issue you have is the installers as the products themselves are very good. Laying/installing AAC panels is currently an unregulated industry sector ie you dont need any licence to do it, therefore there are a lot of cowboys currently installing the panels.

Both CSR & ONEAAC have trained teams who install their products, but there are a lot of untrained installers who have no idea. I recently went through this on my own house where the builder hired untrained installers who didnt cut the panels with a diamond bladed saw but rather a chainsaw and destroyed the panels. They then failed to use the correct adhesive and used too little in the places they did actually apply it.

My advice would be to ask MJH who their contractor is and do some homework. Once you find out let me know and I will ask around for you as I know the management of both OneAAC and CSR

Just to reiterate, the products are great. Just need to be installed correctly.

I am building some luxury apartments on the North Shore and we are using hebel for our party walls and its fantastic.

I worry that MJH may be using a company that starts with S to install the steel frames and AAC ( who I used on a big project and if I ever see them again it will be too soon) but i could be wrong

In all honesty the sales people wouldnt probably know, but they can easily phone one of their production estimators or construction manager and he would know

The thing is you wouldn’t have seen them do it because it was a BS suggestion that they would’ve destroyed all the panels with a chainsaw in the first place and hence why you got no reply to your post.
