Hope all your builds progress well this year, and may all your build days be dry days Our landscaping is almost done, so if anyone is interested, we've been really happy with our landscaper Yardscape (http://www.yardscape.com.au/) and the work he's done for us. He's very knowledgeable and has lots of experience. The main thing that has stuck out to us is how honest and straightforward he is. How long did the project take you? and how is your payment terms did you have to pay a lot deposit upfront? I am in the middle of my landscape project now, i realised how critical it is to find a good landscaper and dont rush any decisions. My backstory: * Started searching and getting quote from landscaper since early November. * HH handover in mid-Dec. * As we wanted to have everything done before moving in, so we rushed to find a landscaper (who manages the whole lote) sweet talked us in the pricing.planning stage. We were told that the project is estimated to be finished within 2 weeks so we can move in before the new year. (area: 350sqm of area of mixed concrete/driveway/turf + 90 meter of fences). We were excited at this point and paid 20% deposit. * 1st day - leveling and excavation - he found small sandstones -> additional costs * 2nd day - leveling and excavation - top much soil and "difficult" to level -> additional costs * weekend - no work - due to personal reasons * 3rd day - removed old fences * 4rd day to 1 day after xmas - no work - due either "rain" (was light rain in the previous evening, maybe a bit in the morning, but was quite sunny during the day) - had to pay another 20% so he can order more materials to hurry progress * 5th day - planted colourbond fence post * 6th day - more excavation and leveling - had to pay another 10% for more materials. * 2 days past new year - to now - site leveling finally done (triple the original costs due to a lot of skip bins had to be used) and half of the fence is done. - had to pay another 10% for more materials. I am now very unhappy because i have paid him about 60% and i dont see much done due to most of the deposits were paid for "materials". Looking back, i made a huge mistake assuming the more material he orders the quicker the progress and keep paying him money. Hey rdcool, The job was pretty big including all the retaining walls, paving, fencing, and little bits here and there. It took a few months, but he's done a good job. The payment terms were fairly reasonable, he creates a custom payment plan for each job, but ours was about 7% to start, then only paid further 7% blocks as the job progressed, mostly each week, but not every week. We have just signed the tender with HHH for the Eylse Classic facade and are now waiting on plans to be drawn up. Does anyone have pictures of the Elyse Classic facade with the standard windows? Happy to post some photos and when the scaffolding comes down a few more as it's a bit hard to see clearly now. We are at the eaves stage with brickwork finished, we still need to have the roof put on the ground floor rooms. We have made a few modifications to the façade. At the front the entry brick pillars are 1/3 height and will be matching to the upper level wooden pillars for the other 2/3. We increased the size of the void and front bedroom windows but master is standard size. At the rear we increased the size of pretty much all windows and changes brick pillars to 1/3 height to match the front. Happy to give more details etc if it helps. Still needs to be cleaned but we are happy 😊 Thanks kjane! More photo's of the facade closer to completion would be great! I remember there was a triangle window in the front bedroom of the display home as I was told this shape cannot be changed, do you know if this is true? It will be hard to find the right window covering for a triangle window. I am also wanting to frame all windows on the facade, do you know if it's possible to have the brick ledge removed for framing? My plans are due back next week! Hi Amanda, Good luck with getting your plans back! Exciting times. I'll hopefully post some more photo's of the façade at the end of the week. Our lower level roofing was due to be completed this week but it's rained all week so no roofing work was possible. I'm thinking the window you are talking about is bedroom 4 upstairs? We changed it from the triangle to rectangle for the same reason of window furnishings and also increased it to the maximum height and put width to 2170mm. We also have the second window in this bedroom (no change from plans) which is the standard 850mm wide. Lots of light in this room now. I'm not sure about removing the brick ledges for framing but drop them an email and they should be able to let you know.
