Firstly, a big thumbs up to all of you that have shared so much valuable information in these pages about your builds. Not only do they make some great reading but are very informative and extremely helpful. Keenly following all the Grange builds and other Coral builds. I had been looking at floor plans for some time and always liked the Noosa and Avoca plans, but when the Grange plans were released we found that the Grange 29 with some modifications, would get us the closest to what we were ultimately looking to build. The journey so far: · New Home Estimate – 16 September 2017. · Signed contract to purchase land – 23 October 2017. · New Home Tender ordered and paid $1750.00 – 14 November 2017. · Land settlement – 22 November 2017. · Visited the Selection Centre on the Gold Coast to get an idea of what to expect – 9 December 2017. · Tender 1 received – 9 January 2018. · Tender 2 received – 21 February 2018. · Contracts ordered and paid $1000.00 - 21 February 2018. · Contracts received – 19 March 2018. · Contract signed and paid 5% deposit – 20 March 2018. · Tile Appointment – 22 March 2018 · Colour Appointment – 19 April 2018 · Electrical Appointment – 19 April 2018 · Electrical Variation received and returned - 3 May 2018 · Tile Variation received and returned - 14 May 2018 · Colour Variation received and returned - 14 May 2018 · WEEK 1 - 28/5/2018 - Site meeting, Site Scrape, House Set-out Survey, Screw piers installed · WEEK 2 - 4/6/2018 - Under-slab work completed, site re-surveyed · WEEK 3 - 11/6/2018 - Slab formwork, slab poured · WEEK 4 - 18/6/2018 - Frame erected, roof trusses completed. · WEEK 5 - 25/6/2018 - Gutter, fascia, roofing completed, wall sarking. · WEEK 6 - 2/7/2018 - Windows in, plumbing, data and electrical rough-in, Wall and Media Room insulation. · WEEK 7 - 9/7/2018 - A/C roof unit and ducting. Internal wall lining commenced. · WEEK 8 - 16/7/2018 - Wall linings and plastering finished. Wet Seal completed. Bricks mostly completed. · WEEK 9 - 23/7/2018 - Kitchen, pantry, bathroom and laundry cabinets finished. Carpentry finished inside, bricks completed. · WEEK 10 - 30/7/2018 - Render and outside carpentry commenced. Stone tops and sinks/basins installed. · WEEK 11 - 6/8/2018 - Render and outside carpentry completed. Outside plumbing finished. Ready for tiling. · WEEK 12 - 13/8/2018 - Internal tiling completed. Ready for painting. · WEEK 13 - 20/8/2018 - Painting mostly completed. · WEEK 14 - 27/8/2018 - Plumbing fit-out and majority of electrical fit-out completed. Garage opening fixed. Shower screen, wardrobe fit-out and doors completed. Glass splash-back installed and vinyl flooring completed. · WEEK 15 - 2/9/2018 - A/C installed, garage door installed and carpet installed. Some finishing off inside, site cleanup. · WEEK 16 - 9/9/2018 - PCI completed, final finishing and clean. Handover 14/9/2018 The modifications: · Added St Kilda façade. · Widened garage by 240mm (1 brick) and added external door. · Changed windows in master bedroom to 3 x 1809. · Option ‘B’ for ensuite with standalone black/white bath. · Extend ensuite shower by 300mm to 2000mm to create a ‘walk-in’ shower. · Delete IT Hub and replace with modified laundry. · Reduce width of laundry (old IT Hub) to 1720mm allocating 200mm to Family Room and Pantry. Media Room doors reduced from 2/820 to 2/720 to allow walls to remain aligned. · Include sliding door to Pantry. · Swap fridge location. · Include corner-less stacker doors to Family Room. · Remove 2 x windows in Family Room. · Extend an area of the Family Room (3430mm) out under the eaves. · Include standalone white bath in main bathroom. · Added exhaust fans to Ensuite and Bathroom. · Relocate wardrobes in Bedroom 2 and Bedroom 3 to location of old laundry (2080mm width) and create new hall linen cupboard (1130mm width). · Increase Dining Room size by 250mm into Bedroom 2 old robe position. · Move window to rear wall in Bedroom 3. · Modify toilet to become a powder room by allocating half of the adjacent linen cupboard for a built-in 750mm vanity. Remainder of linen cupboard modified to become a broom cupboard. · Removed Outdoor Living Room posts and create a single span with brick pillar. By forgoing the IT Hub and moving the laundry, we were able to gain some very useful space in some key places without changing the size of the house footprint. We gained a larger and more functional laundry adjacent to the walk-in linen cupboard, that also keeps noise away from the rear bedrooms. We were able to increase the size of the Ensuite shower (300mm), Family Room (200mm), Dining Room (250mm), Bedroom 2 (750mm), Bedroom 3 (260mm), the Robes in both rear bedrooms (280mm) and finally the Pantry (200mm).
