Browse Forums Building A New House Re: New build Brisbane 2018 4Sep 26, 2018 11:52 am Simonds homes offers something that might interest you. You can even visit their display home, where they have extended downstairs and added a room downstairs. https://www.simonds.com.au/build-a-home ... ns/bulimba Re: New build Brisbane 2018 5Sep 26, 2018 3:38 pm You could consider keeping the ensuite door in front of the toilet but have it open straight out onto the master instead of into the WIR. That way you could increase the space in your WIR (See picture), but means you have the ensuite opening straight into the master Alternatively, if you want to keep the flow from ensuite to WIR, but maximise WIR storage, you could consider pushing the master doorway further down the hallway (so it's in line with say the wall separating the WIL/WIR), then have the entry to the WIR where the existing master doorway is. That way you can increase the storage space in the WIR, plus push the entry to the esnuite/WIR into the hall to minimise the disturbance to the person still sleeping Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: New build Brisbane 2018 6Sep 26, 2018 4:03 pm I was going to suggest the same in regards to pushing the master bed door back and moving the entry in to WIR. I think instead of a opening door into toilet, you could put a slider opposite the vanity fo access into ensuite. You could still move bed 4 up in line with WIR (taking a little space from master) and then have a study nook between hangout and bed 4, or between master and bed 4, depending on who will be using it. Re: New build Brisbane 2018 7Sep 28, 2018 8:33 pm Thank you so much for the feedback everyone. The suggestions were extremely helpful. We had a meeting this afternoon and used the suggestions from above to modify the upstairs a little. We’ve got an entry to the WIR separate now, but have the option of changing it back to walk through to ensuite. What do you think of the new configuration? There’s now a WIR to the bedroom adjacent the master and a study and linen. There’s no window in WIR at the moment, should we add one? We also added a cavety slider to the kitchen pantry.. wondering if there is a better configuration to this so that it’s more of a butlers pantry though? We’ve also removed the garage exit door. The lot is a corner lot too. Not sure if this will work for or against our favour at the moment. I’ve attached the plans showing north direction too. My apologies for the terrible photos, it won’t attach my screenshots. My other questions are: is there anything on facade that you would change/add? We aren’t 100% happy at the moment with it. We’re also not sure on: pendant lights over island bench, the glass window spashback (do we go tiles), and also the flooring- we’re down for vinyl as the inclusions but considering upgrading to porcelain tiles or engineered flooring. Thanks again for all your help. What a great community. Re: New build Brisbane 2018 8Sep 28, 2018 8:36 pm newbuild2018 Thank you so much for the feedback everyone. Some would probably prefer a larger bedroom like the original, or maybe a larger WIR instead of the small study, but it comes down to how you see yourself using the spaces! There’s no window in WIR at the moment, should we add one? Personally not a fan of windows in WIR - takes away from storage space, and if you get direct sun in there it'll be straight on your clothes. How would an opaque skylight compare? We also added a cavety slider to the kitchen pantry.. wondering if there is a better configuration to this so that it’s more of a butlers pantry though? I can't see any workaround to get the walk through pantry without taking over some of the quiet room We’ve also removed the garage exit door. Just bear in mind if you're like me and don't have a garden shed and store your mower in the garage, it may be a nuisance having to move the cars each time to get the mower out (unless you store it near the roller door) My other questions are: is there anything on facade that you would change/add? We aren’t 100% happy at the moment with it. The garage kinda dominates the facade... the only thing i can think of is to bring the entry much further forward and do something fancy with the Porch (look at the Cottesloe series by Coral Homes, and their Sarina facade). Or maybe bring the height of the rendered front on the right down in line with the side roof line... might help get rid of that "over bite" appearance. From the left I quite like it. We’re also not sure on: pendant lights over island bench, the glass window spashback (do we go tiles) I'm going window splashback, but am also aware that spatters from the cooktop will likely be painfully obvious on a window - as opposed to a tile splashback. But to me it's a luxury feel, plus adds that extra pop of light, so well worth it. Re: New build Brisbane 2018 10Sep 29, 2018 7:26 am Thanks King Taco. I really value your input. That’s a good point about the mower. We may put that door back in one. Great ideas about the facade too. Do you think it would help to make the porch pole thicker? Render like garage? Re: New build Brisbane 2018 11Sep 29, 2018 10:10 am Don't sign anything until you are happy. We blew 1500 on a prelim contract with plans we weren't happy with. There are heaps of builders with 100s of plans newbuild2018 Hi all, Would love feedback on our chosen floor plan. We’ve deleted the balcony, and it’s created a change to the upstairs floor plan. This is what we’ve been drafted with, we’re not 100% happy with the design as we were still hoping for some sort of study space or study nook. Not too sure about entry to ensuite via bathroom either. I’ll post the before and after too. Render like garage? My pleasure! If it were me, then for sure my preference would be to make the porch pole thicker - i think those skinny wood posts look a little cheap and make the upstairs feel like an add-on, rather than all one build. A feature brick post could look nice (though maybe out of place?), or a rendered post or nice thick wood column.. but these will also cost more than what's there already.
