Browse Forums Renovation + Home Improvement 1 Jun 30, 2018 10:56 pm Hi Everyone. I am new to this forum , having just decided to renovate our granny flat. The problem is , we have had the BAL report just come back in and we are in Flame Zone. So, rather than knock down and rebuild ( our first choice ), we may be forced to " Renovate " the Granny flat in " Stages " so that we do not have to comply . My question is - in QLD where I am led to believe the rule is " not more than 50% of floorspace " is allowed before all the rules have to be complied with .... is it possible to do a 49% increase in floor area one year, then apply again the next year to do another 49% of floorspace and in doing so knock over the original part of the building ? Essentially building a new building over a period of time , but legally actually only ever " renovating " an existing property ? If so , how many times could one in theory get away with it ? cheers Re: Renovation rules in QLD 2Jul 01, 2018 10:38 am Check the rules for Owner Builder Permits? I was actually going to get a builder to do the reno - at 49% increase in size, then , about 6 months later , do that same thing again but knock over the original building - hence - basically get a new building without dealing with the insane FZ rules.. 1 2089 "is it exempt or do I need to get permission from council" Call your Council and ask them 1 2222 Hi all.
