Very happy with how it all turned out. If I could change anything I would either make the garage two doubles or at least add an extra metre to the it to make the drive iin from the driveway to the garage closest to the house a bit easier. Also would probably change the layout of the master bedroom so that there is a door on the bathroom... you can see the bath straight from the entry door to the bedroom. Also may have made the veranda an extra metre deep for the alfresco. Otherwise everything turned out great Just wondering what price they said for the montville? We are wanting to build this when we find land but go gardener don't have base prices. Depends on what the standard inclusions are in the franchise's base price as mentioned, and area/part of Australia. Obviously, try and do your homework ! Wish it was cheaper to begin with, but once we compared to other builders like you have had, we became more comfortable with it. The only disappointing thing is, when you go and start sorting the upgrades you require, that's where GJ (and all other builder and building companies) start to get into you. I know they all do it, but when you are building a larger style house, the standard inclusions are set up and remain the same for smaller style houses and so it adds up more quickly to finish the house to what you want. Such as more toilets, more tap fittings, more soft closing drawers, the type of caesar stone, the heating/cooling system they offer, etc. etc. Some of the standard inclusions are fine, some are not and don't cater for larger floor plan designs as mentioned, and I think this is wrong. Should be a bit more give, a bit less take with a higher base price, because without going silly, for us it is proving costly for some upgrades that should be included as mentioned (in a base price such as that). Anyway, we are going through that stage now, and it is bitter sweet. It is enjoyable but at the same time, frustrating. Perhaps try and organise your own tradies yourself and work in and co-ordinate it with GJ like we are, such as organise the carpets yourself, the heating/cooling yourself, etc. GJ normally have a 20% mark up on everything, so keep that in mind also, they are quite open about it, so if you organise your own tradie, you are 20% better off immediately. We are letting GJ do their work and finish a lot of course, but there are some things about our build that we are organising ourselves for sure. Hi Youngone, An 11 acre property sounds awesome, I hope you have great views to go with it, I'm very jealous. The base price really depends on what part of Australia you are located, as the base price it seems varies from state to state. It can start as low as 450K up to 550K (without site costs). Also, depending on what size Montville you wish to choose and how you finish it (that is what inclusions you decide to add on) will obviously influence the final cost, so can be up to another $50-100K. For us, we are close to signing on, all floor plans sorted, doing the colour consult in the next fortnight, then hopefully it all works out. We are in the Hunter Valley, NSW. Thanks Grant eirrac So we have made some modifications regarding internal colour scheme. We had original planned to have the internal walls painted white exchange half with skirting etc painted plan white with plans to do feature walls later ourselves. We subsequently found out that the cost of feature was was so much cheaper than we thought! and the cost to change to that would be cheaper than us even supplying the paint let alone our terrible painting skills so we have decided to let the experts go ahead and do some feature walls for us . The colours we have chosen basically is a carbon copy of a GJ display home that I looked up online. We didnt visit the display as its miles from where we live so I am hoping that the internal photos/walk through is accurate. We are going with Dulux white exchange half for most internal walls with feature walls comprising Dulux Namadji and Dulux Ashlite. Base price with the Manor facade, largest floor plan was about $525k. No flooring (other than wet areas), no heating or cooling, no lights (just the baton fitting), VERY basic kitchen, and not a high grade of inclusions (tiles, vanities, handles, doors etc). So will definitely be extra costs. We are STILL waiting for the estimate but expect our uplifts to be around $150k Good luck with the build! Hi seachange wondering how you place is going? I was wondering what floor plan you had? Its strange how everyones prices vary. we ended up paying about 498 total but we provided our own applicances and that was with upgrades to floor to ceiling tiles in the main bath as well as overhead cupboards in the butlers pantry and bulk heads. we also upgraded the doors including the front door and had them do all the flooring throughout the house and outside and also included septic tank and water tank. We did get rid of the bar. I also have a feeling we might have got a good deal cause the sales person needed to make a sale? who knows.
