Browse Forums Building A New House Re: Pre-cast/tilt up Concrete House Build Perth 4Jun 26, 2018 3:39 am alexp79 What do you do about insulation? Concrete has a lot of thermal mass, but is is an awful insulator. You would also need at least 20 cm high reinforced concrete belt to hold your wall panels together unless you are using in situ concrete slab between your levels. Yup you're right - edge of the slab needs an upstand of concrete to hold it in when you pour insitu topup. Also has recessed screw in ferrules around the perimeter to match the grout tubes for walls above so they go straight on top of the upstand. You don't want to suffer $ticker $hock after you have spent a bucket of money on Designs/Architects drawings & Quoting hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Pre-cast/tilt up Concrete House Build Perth 6Jun 26, 2018 9:32 am Thanks for your feedback structuralBIMGuy! To be honest the 29000 bricks is a number i threw out there about 12 months ago when I started doing the research initially, have forgotten about all that being on the blog. From memory I've got about 700sqm of wall area (mostly in basement area s there are no wall openings) so the brick count would come in just a touch under that. In the 1500hrs labour i was adding up bricklaying, render, texture aswell as cavity filling the bricks in basement vs having the concrete walls poured in white & burnished & sealed prior to install so the final wall finishes are all done straight up! Re: Pre-cast/tilt up Concrete House Build Perth 7Jun 26, 2018 10:19 am K17 was $50-100/sq m last time I looked at it. Also, makes a sense in some places to insulate thermal mass from the outside, rather than from the inside. Sandwich makes sense, although polystyrene is something you should be very careful about and make sure it is coming from European factories and does not contain HBCD agent (this is the reason why old type polystyrene is currently banned in Europe and States). Would you consider this material more expensive than a traditional build? What is the approx cost for the panel per SQM? We are owner builders and looking just for the make and insulation, we will fit out the internal. cheers kylie Re: Pre-cast/tilt up Concrete House Build Perth 10Jun 30, 2018 7:02 pm alexp79 K17 was $50-100/sq m last time I looked at it. Yeah K17 is a bit expensive, i went over to china to have a look at similar product which they actually export to Australian companies which was around $12-15USD per SQM as we were looking to use it for few developments. Ended up going with Stud walls & Knauff insulation instead as apparently K17 moves a fair bit with precast so cracks start developing making the studwalls a much better longterm option Re: Pre-cast/tilt up Concrete House Build Perth 11Jun 30, 2018 7:04 pm Kylielam Write reply...Hi. I created 2 separate posts about this as I didnt know what best forum to post was so check out this topic as it's got a bit more info regarding your question. https://forum.homeone.com.au/viewtopic.php?f=38&t=92485 I had some comparative prices from other precast companies in Perth and the precaster I picked was almost half the price (as their normal rate) as they do high volumes as they are associated with developer Finbar & PSAROS over in Perth. For 15x10 extension it shouldn't break the bank and I dare say would a lot cheaper than double brick as it would be a fairly simple process to erect as opposed to a 3 storey house with undercroft. If you've got any plans/sketches feel free to shoot them through and I can give you a rough idea on price. You could compare it to local precasters & chances are might be even cheaper to have them freighted across from Perth than do it locally. The crane company that we Perth that I used for rigging/installation have just been up to Geraldton 500KM from Perth doing some panels due to cheaper price. Would you have an email I could send our concept plans too? Thanks kylie Of course - flick it over and ill have a look at it tonight in between the 2 soccer games! Would you have an email I could send our concept plans too? Thanks kylie Hey Kylielam Concept drawings (Fake Renderings) without preliminary Data, Engineering and REAL Costings are useless. Unfortunately that is why you can't find much Data/ information around on the internet. The majority of Architect precast residential projects never get past the 3D Artistic rendering stage. My advice is get to the engineering before you throw away too much money The labour Prices in Australia are far too expensive and the price of concrete is relatively the same worldwide You will find concrete houses in Africa Low Cost Concrete Homes Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Pre-cast/tilt up Concrete House Build Perth 16Jun 27, 2019 3:41 pm HI guys just had a google of this topic and happy to see that we some people are interested in concrete houses in Perth. I'm currently building a insulated precast home. if anyone is interested were happy to provide some advice along with budgeting based on a subcontract package for design and construct of precast concrete structures in WA. Feel free to email at charlie@nationalrc.com.au or on 0449777508 the house is in Attadale. Ideally you would engage a landscaper to give you some insight what they may need in the space to make your vision come to life… 1 14526 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
