It's gold Post back Cheers Thanks mate, I am building in the country on Mount Mee so, not an inner city build. Any other alternatives ? How about colorbond homes ? Are they cheap and cost effective? When you say keep it compact and tall. What exactly is blowing up the cost? Precast, Galvanised steel or the commercial glazing? I am not keeping the "Architectural finishes" did not see much of them there anyways apart from polished concrete and fancy furniture. Any builders, QA you can recommend? Which reality are you living in? $600K absolute max. Even after you spend $150K on your windows, although my estimate is well below $100k even if you go double glazing with the right vendor. What is your maximum sliding door span? Probably 6 m or so?
You don't need anything expensive to hold your roof and act as your lintels - just properly reinforced concrete belt will do the job, this is uber cheap. I doubt you would even need galvanised beams here unless you plan to make them a feature of some kind. They are awful when it gets to thermal insulation as they will be acting as a thermal bridge, so suck big time on the external walls. ICF with 4 bars of reo and concrete pour on top should do the job. You roof is almost weightless. It is quite simple and straightforward project. If you go with precast panels, you can lock up it in 6 weeks. But concrete sucks for insulation, so consider Duricol/Nexcel or go for poly ICF, but for the later you would need a proper ventilation system installed. Do you have good road access and hardstand around the site for crane and trucks? It would be much easier to frame up stud walls and render both sides for similar look. You will save heaps and you can insulate better. I heard it cost 500k to build the house. Conventional house with steel frame is much cheaper and you would get much more bang for your buck, right ? Just tilt panel concrete minus the steel beams would be cheaper too and as suggested , beams are a rather pain in the arse when it comes to insulation. I did a Google reverse Image search for the main photo of the front elevation & found the floor plan for this house. It is only 203sqm in size & all straight walls so would be very simple to build & glazing should be non factor as widest sliding door seems to be only 5.9M wide specially if you've got them opening Left & Right from the middle with other 2 panels being fixed. I've just ordered a 6200 wide bi-fold door & 6200 wide fixed window above (4 fixed panels within the frame ) without any issues in size - just needed to put a universal beam into the concrete above the door.
