Browse Forums Building A New House Re: Anyone building in Plenty Gorge Views estate, South Mor 161Jan 08, 2018 8:44 am Happy new year to you all! Just wondering if anyone has heard any update since before Christmas? Last update I got was to say heavy rain caused the council inspection to be cancelled as there was extra clean up to do. I was told it would have to be done January instead but haven’t heard a date yet. Re: Anyone building in Plenty Gorge Views estate, South Mor 164Jan 09, 2018 2:26 pm I had no idea they had released stage two yet. I have been looking at land sales in the area tho and one positive is we are all in front. We had our valuation reaccessed just before Christmas and they valued it almost 50k higher then last time. Heard back from moremac yesterday that they don’t have a date yet that council will be coming out to inspect. Re: Anyone building in Plenty Gorge Views estate, South Mor 165Jan 09, 2018 4:20 pm This is ridiculous there finished with the land why can’t the council come out and sign of on the works? We still need to go to the titles office, looks like titles won’t be in till feb then land settlement late feb which means we might all get to start building in april 😐 Re: Anyone building in Plenty Gorge Views estate, South Mor 166Jan 09, 2018 5:14 pm wow alysha, that is really good..have you had it valued before? how large is your block? regarding stage 2, i was told that they didnt advertise because there was alot of people already registered for blocks so it went to those people most likely... Re: Anyone building in Plenty Gorge Views estate, South Mor 167Jan 09, 2018 6:40 pm Yeah we had it valued fairly early on. Our block is 547m2. I hope they get stage two worked completed quickly so we don’t all move in just for them to be digging up road and dirt immediately after Re: Anyone building in Plenty Gorge Views estate, South Mor 169Jan 10, 2018 2:13 pm Yes, after posting to find out if anyone had heard I emailed his asking what was happening and the very short email simple said “not at present -will advise when I do” From that I’m kinda gathering either moremac or council are still shut from holidays so nothings happening yet Re: Anyone building in Plenty Gorge Views estate, South Mor 170Jan 11, 2018 3:30 pm Hi guys just had this update Council PC inspection will be on Monday. Unfortunately people have been away on holidays and Monday has been the earliest we have been able to convene the PC inspection. Re: Anyone building in Plenty Gorge Views estate, South Mor 171Jan 17, 2018 6:42 am Hey guys will at least something is happening Just a quick note to let you know that the council inspection took place on Monday - this was the earliest we were able to convene the inspection due to people being away on holidays. We now to have to await for Council to effectively process the paper work and issue the Statement of Compliance. This may take a couple of weeks. Once we receive this from Council, we can then lodge the paperwork to the Titles Office in order for them to issue the Titles to your individual allotment. I will advise, once we receive the Statement of Compliance from Council. Nature strip trees have been planted and its also good to see that the mini reserve is decently landscaped. Haven't heard from Moremac since the last update though about a couple weeks ago. Re: Anyone building in Plenty Gorge Views estate, South Mor 174Jan 28, 2018 6:38 pm That’s looking great! My guess is this time of year council has a backlog and this is a high growth area. Also think moremac are hopeless with updates and bring their smaller project they couldn’t care less. We’re probably going to have to continue to chase updates like we have been Re: Anyone building in Plenty Gorge Views estate, South Mor 176Jan 29, 2018 10:32 am Alysha - Agreed, we seem to be at the bottom of their list. You'd think that with all the drama we shouldn't be! Hhome - Your guess is as good as mine. If it were Council, I guess that would imply they have issued a certificate of compliance to our estate and have started to get involved, but I haven't heard anything yet. Re: Anyone building in Plenty Gorge Views estate, South Mor 180Jan 30, 2018 2:50 pm Hi guys, so I was getting very annoyed with David’s lack of updates so decided to call the council myself... Tori I can see there are various permit conditions that remain outstanding for 100 Gorge Rd, South Morang (stage 1) subdivision application. These include such things as: Practical completion sign off from councils engineers Sign off from service authorities Fees and contributions to be paid It is up to the developer to comply with these outstanding permit conditions prior to Council issuing a Statement of Compliance for lodgement at the titles office. So basically David has l..d to us the last 2 weeks stating that it’s up to the council to sing of on the letter of compliance however that is not the case the council can not give a letter of compliance as there is still outstanding works on the account. Called head office to day to speak to Duncan an of course he’s not in today will keep everyone updated when I hear from head office.
