I am planning to have M do the following only and do the rest with my electrician. Any thoughts / suggestions? M to do list: 1. Down lights for ground floor 2. Extra light points and double power sockets to ground floor 3. External lights (for front façade (traditional façade), light to either side of the house and rear) 4. I assume, M may want to add some extra circuit breaker or safety switch. My Electrician list: 1. First floor additional lighting 2. External power sockets 3. Any thing else which comes up. Thanks Buildinsydney Buildinsydney, I would get M to install all of your light points & power points. There is a maximum load for each circuit so if you get another sparky to come in later it will be a pain to run additional circuits. We got M to put in downlights where we wanted them and standard light points everywhere else. After handover we had our own guy come in to install the light fittings we bought. Anything that needs to go in walls & ceilings before gyprock, you are better off getting M to do. Thanks Gibson. This is in our case so we can get all appliances before Xmas that is M offer us. M doesn't allow for our private inspector on the same day of PCI so I don't know when is to arrange for our private inspection should be after PCI or after hand over ? Don't be rushed by PCI, it's your big opportunity to call out any problems with the house. Once PCI is completed M have 2 weeks to fix the defects then you sign off on the final payment. After that they organise appliances installation. If you want to do PCI and handover in the same week you need to be really confident that your build has been completed to the standard you want. Our building inspector found some problems that we had missed , so I would recommend getting an inspection done before handover. M were really slow at appliances, it took over a month as trades had to come back to fix up problems before the hot water , rangehood @ garage door motor could go in. We just did our flooring appointment with M. We picked the Prime Luxury Laminate flooring over the standard bamboo but it was a 10k quote. Does M provide a credit for not using the standard or does that $10k quote from the flooring guys take into account the upgrade/credit? We have prime luxury laminate flooring in latte oak. We didnt have to pay any extra for it. What can homeowners do in this kind of long delays. M doesn't pay the rent. I can understand if it gets delayed maximum 2 months but 7 months is a killer. Looks like I have to keep solid funds aside for rent. My friends are currently building and their builder is flying along. I also see some builders in my estate go as fast. So I don't take the argument that it's much the same wherever you go because it's not! Our first SS was good but had too many builds to run & then took over the Area Managers job. The next SS was useless , he signed off on the brickwork being completed when there was a missing wall. The guy after that was just a night watchman - we never heard from him. The last guy was ok but made no effort to catch up on the build. However other M builds have completed on time, did they have a better run on SS & Tradies?
