I am very much looking forward to this year and having the house & garden completed by the end of the year 🤞🏼 The bricks are coming along, almost finished, just the balcony, around the windows and a section of the Alfresco to be done. Our Henley Aegean45 Looking good Aegean45, Can’t wait to see your facade as we originally choose the escape. How were the windows after the storm? Hopefully none were damaged. I’ve noticed houses with independent inspectors take longer to build (obviously due to fixing defects) than one’s without as I feel they are just slapped together. I’d rather have a build take a little longer but done right than one that’s rushed and once you move in there’s problems after problems. Keep the photos coming as I’m looking forward to seeing the stairs go in. I believe they do a better job when they know their work is going to be checked, so much so that I told Henley I had decided to add a waterproofing/fixing inspection when I was still undecided as to whether I actually would or not, thinking they might take more care. Only yesterday I actually decided to do so. I’ve engaged New Home Inspections to do this stage despite having Darbecca do all the others. I had heard good things, NHI are charging $660 when Darbecca wanted $890 and considering I wasn’t going to have this stage inspected at all, thought I would go this way. SS left a message yesterday saying not much is happening this week, will be fixing pre plaster defects next week and hopefully insulation, plaster & then cabinetry & stairs not long after. Swapping the dining and alfresco was no charge, swapping the theatre and study was about $600. Hi Thinkpanther, Regarding the inspections, Henley & my SS have been really receptive to the report and getting the issues resolved, I’ve had 3 inspections so far, the prepour was all done immediately, but once the frame and then Pre-Plaster issues were fixed, I had a site meeting with SS and went through each one. Not every single issue was rectified, such as the floor leveling, but I expect that to be done prior to the floor tiles being laid. When I sent through the report to my admin, she acknowledged it was received, then after speaking to the SS, emailed back saying which items would be fixed and which wouldn’t, the maybe 3 that weren’t had an alternate solution or it was explained why it was within tolerance. Everything is in writing so if there are issues down the track I have evidence. I didn’t get the inspectors back, this is an extra expense that I didn’t think was necessary as I could see if it was fixed or not. Nothing was amended in the contract, except for im the amount they have to pay me if they go over time, I had this increased to $450pw. Unfortunately the only payment that can be withheld is the final one. Regarding 3 phase power, that was required due to appliance upgrades and also a future swimspa, this was $1,419 and includes additional switchboard in garage.
