Worst case scenario is we are into our 5th SS since construction started 02 November 2016, and we don’t even have the GF eaves installed not any gyprock internally so definetly allow worst case on every front.

I wondered what they might entail. We thought our BASIX impacted our build and was quite involved, so I feel your pain Pommie. We increased the size of our rain water tank, used all light roofing colours (Surfmist & Dune), have an internal clothesline and agreed to incorporate 20 square metres of native or low water plants into our landscape plan. I think the idea behind BASIX is good, but the additional & unanticipated requirements can be a bit of a nightmare for home owners/builders. When you say "our own inspections with the SS" - were they just walk-throughs with him where you pointed out issues you saw yourself?? Was it documented? We did a walkthrough with the SS and then emailed him with the list of items we wanted fixed. Hi Pommie, We sat there and read through the contract before signing it. It comes in 2 parts, there is a standard building contract and then M's variations. Pay attention to the variations as that has all the extra costs and 'gotchas'. Check that your plans and final tender are correct. We made them fix a few issues on the plans, even after 10 attempts they still had errors on the plans. Your plans form part of the contract so check everything is there! Good luck.
