I'm looking at builder and their plans online (not seriously through ). I like few e.g. hall & hart elyse design, metricon as well and few others. hmm my lot frontage is 15 which is pretty decent. I'm going with double story. I have quite a few design in my head. Let see we have enough time to workout. For next couple of months, my plan is to visit display homes around north west to get some good ideas. This is first time I'm building home so little nervous and very excited. I know it will be little stressful exercise. How about you? Have you to started looking into builder/plan? I feel that we are going in right direction by starting this forum. I hope more people would joins here. Re: Saratoga Rise 7Sep 08, 2017 10:27 am Hi Mate, Yeah me and my wife already started looking for designs/builders online and we already visted display homes at Kellyville and Marsden Park. We liked some designs with Eden brae at homeworld kellyville, but with the price point it's damn crazy just add 100K for whatever price is mentioned in their advertised price list. So just for your estimate you're looking around 400k+ for double storey with all the upgrades etc. Also do you have any kids?? the closet school is oakville public school and catholic high school is also going to be open up in 2019 very close to our location. I have 2 young kids one is currently in year 2 and other one going to year 7 next year, so little worried about for school as well. it's still long time to go but little worried about the loan and built process. However if we are clear & stick with our objective, budget, upgrade, etc... then it shouldn't be matter. My kid will around 4 year when we move there so I will be looking for school following year or same. Gables and Thehillsofcarmel have plan to open schools but who knows when? So I will be relying on other schools located in near by suburb. I know it will be challenging. I understand your point of view since your both kids are in school. However it will be good idea to look for options in near by suburb. e.g. rouse hills, kellyville, etc... or whatever you have suggested. Since it's completely new development in box hill, we have to wait till it reaches to a point where people started living there. hmm my projection is that at least in next 5 year, one or two school will be open. Also we requires child care, local shopping center, etc.. lets see not thinking much else I will confuse myself . I know this before hand as it is new development, things takes time. Keep in touch! And this has a sewer line running 1m from the right side of boundary to the centre of the pipe. The diameter of the pipe is 150mm and it is going to be buried at minimum depth requires of 450mm.. My question is how far can i start the foundations and then this should give me maximum buildinf width of? If this depth is 600mm (450+150) then the zone extends 600mm to either side above the pipes at ground level. If building within the zone depending on your council you may need to have piers either to the depth of the zone at that distance or to the full depth of the pipes. Some councils may refuse to allow encroachment. I would be certain to confirm actual depth 450 seems shallow? The site Contractor, TRN has established a presence onsite. As TRN are onsite there is no access to the land. Anything less than 900mm would require encasement of the sewer. My build was just over 900mm from sewer and in the zone of influence, it required 2.3m piers along that elevation (sewer was 2.0 metres deep). In terms of cost it was around $63 per linear metre, house needed 6 of those plus 50 other piers at half that depth. In hindsight, I would have designed house further away from sewer but was too far in the process, good to know this early in the process nd plan accordingly.
